Comments (23)Make the most of the era and the exposed bricks. Put in a large skylight and fit wall garden system to "green up" those bricks and larger pots on the base. The brick base is perfect to hide the drainage system you'll need. Get a steel fabricator to weld up a drip tray to fit inside. Mesh over the top covered in your choice of pebbles or a sheet of CoreTen rusty steel laser cut to a design of your choice. Some Balinese statues maybe. Comments (12)not a professional just obsessed with building and renovating..bagging the fireplace wall would make it easy to fill in the old master bedroom doorway with bricks to make a seamless match for the whole wall and brighten the whole new room and a simple roof extension on legs at right angles to the house with a gable roof, simple steel framed construction with Colorbond and lazerlite roofing and raked ceilings would make an ideal alfresco but you would probably need a skylight in the new kitchen to keep indoors from being too dark (and/or check out Solar Skylights that are excellent for adding extra light without holes in the roof) ...the alfresco could have basic concrete slab extended out from the existing verandah, screen walls, outdoor fireplace and outdoor barbq kitchen and sink..we've done something similar in a previous reno using a custom sized steel carport supplied by a local garage maker and then adding screen walls with lazerlite, lattice and plastic cafe blinds subject to views and direction of the weather ... you should also consider bug screening using horticultural shade cloth as you may find rural living a bit more fly blown than the suburbs and the screened room makes a safe play area for small kids and for pets left home alone btw don't forget to check the measurements of all the rooms as there are some discrepancies that need to be corrected in the plans and would be happy to redraw with correct measurements...See Morehuge empty space between kitchen and family room
Comments (22)The laundry has 2 doors , which means 1/3rd of the shown space isn't useful . Kate has suggested having the external door out from the 'gap' , which makes sense , and I assume a window above the tub or similar for light ? Having the external door opening outwards ( no matter where you position it ) means you get more interior space too , but also a bit easier to seal for wind and rain too . But if you moved the laundry wall 'right' , and had an outwardly opening door from the laundry to the WIP 'foyer' ( the space outside the WIP can't really be used except for access ) you'd have a smaller laundry footprint , but be able to have more storage , maybe a drop down ironing board etc too . But also , I wonder if you'd be better to make the WIP effectively 2 parts -- one that gets the natural light from the glass door , and then move the wall further in so the existing one that is darker for light sensitive items ? It may look less tidy , but conversely the existing design is going to mean the pantry will always be quite dark , unless you add a skylight or similar ? just a thought ....See MoreFederation kitchen renovation - can't change walls & odd layout!
Comments (12)Don't feel bad you are like the majority of people who don't have experience to tackle building problems, If you can find a builder in Sydney at the moment with Xmas looming that will be the best thing to do as you would need to start the kitchen reno by removing any walls first. It's messy there will be flooring and ceiling to patch plus changing the window to a bifold or one that pushes up. We removed the rear exterior wall between the kitchen and a bedroom to a return verandah with sloping ceiling adding two smaller RXJ's Steel Beams to support the new opening, these were covered with gyprock and the opening squared off. Then we removed the remaining brick wall between the kitchen and bedroom, I was given the job of removing piles of bricks in a wheel barrow . The verandah was filled in with large glass windows, the floor had to be raised to match the height of the other floors, once this was done we added the new kitchen within the old bedroom.. Being in Sydney a Federation house built on sandstone foundations access under the house was easy. A lot of work but it made such a difference combining 3 rooms to make one large light filled family room where we spent most of our time. There are different ways to work with this, the builder might suggest adding a support post at the end of the island. What aspect is the house as I can imagine that the kitchen is a bit dark with having the under cover terrace outside of the kitchen and family....See Moresam_schneider57
