Please help with open plan bedroom and bathroom layout
Comments (10)Thank you oklouise those drawings have given us some good thoughts. The front door to the house is bottom left corner of the drawing and will swing against the Master Bedroom wall where it is thickest otherwise the door will swing into the lounge room so we'll have to get creative with the Master Bedroom sliding door location. Attached for reference. Gallifrey The ghosted wall you mentioned is the original wall before the renovation. It will be taken down so there won't be any wall in the bedroom, we were hoping to have an open plan Master Bedroom and Ensuite. LesleyH Good point, we'd love a nice large shower. We've had a bathtub combined shower for 20 years and it's on the narrow side....See MoreHelp with bathroom layout please
Comments (6)a simple retile, new vanity, shower and toilet will be at least $10,000 with very careful choices but anything that involves a leaking upstairs bathroom is a much bigger issue so first priority is to ask a plumber to try and identify the problem and then make plans that start from fixing the leak before any more damage is done...if there's a problem that needs the whole bathroom to be stripped out and relined, pipes repaired. new waterproofing and refinishing as well as repairs to downstairs walls and ceilings expect a much bigger price and rearranging the wiw wall could be done at the same time (btw when the plumber identifies the reason for the leak there may be some insurance claim)...See MoreHelp with bathroom layout please.
Comments (20)@oklouise thanks for measurement suggestions, good starting point with so many choices available. About the bath, we thought just a freestanding, or back to wall bath, would take less space compared to drop in bath. But it something worth considering with the suggested layout. Also, the bathroom entry door would be sliding cavity if that helps. @differentways thanks for a suggestion that we haven't really thought about. We have considered a smaller Japanese style deep bath, but obviously this would not be practical for kids. Just to make sure I understand your concept, you are suggesting a purpose built bath which will be about 2570mm (including the ledge), husband thinks this is very generous :). My husband and I can't find a photo of something similar, do you have a link? Are you suggesting the sides of the bath to be a lower height compared to standard bath? I like the idea of a ledge, would definitely make bathing kids easier. About the position of the ensuite, do you mean placing it outside the bedroom area so it can be accessed by others? We have discussed this, still part of ongoing discussion. If need to we just have to move the bedroom entrance door. I have attached a google earth view....See Moreplease help me change layout for kitchen/bathroom
Comments (4)Is this to be a rental for ever, or are you going to move into home at some stage? Doing any changes at all with a rental is not cost effective. If the kitchen and bathroom is clean and fresh with no working issues, this would be fine for a rental. You may not like the bathroom position, but if your rental price is correct for this market then potential tenants will not worry. Have a conversation with your local real estate agents, to get more informed about the demographic and what they expect....See More- 7 years agolast modified: 7 years ago
