The timber railings on the verandah we are replacing didnt stand the tests of time, so I was hoping for aluminium or as mentioned PVC. However this seems really hard to find, unless I settle for a contemporary chrome type number. Can anyone suggest a supplier of PVC or aluminium railings please?

Keep the cooktop as it is and add the fridge to the other end of the sink, this will give easy access for family and alfresco use. The long island can be just that 2800 x 900 with cabinets down one side and space to sit at on the other, or you can say halve it and have a table at the family end and replace the other half of the situp with 300 deep cabinets Instead of a sofa you could have a dining table, just depends on what you prefer. The old dining used for both study and Pantry/storage Mudroom? To accommodate the window in the study, I suggest drawers against the wall with an open desktop across the window You would need to change the garage door or you could keep it as is and just lose some of the cabinet (900) to allow the original door to open

Actually , I noticed the discoloured drawers , and was going to mention it , because things like that annoy me -- in fact , the window surround behind it in pic 2 also looks to be a different shade . The rest is livable , BUT I do agree that a more modern charcoal or marble look benchtop would be better . The doors / handles / cupboard colour , handles are all fine . There's a bit of stainless , which ups the glam a bit -- a charcoal benchtop would add to it . What it does need though is a bit of colour . I'm guessing your tenants haven't been students or unemployed 21 year olds , but more mature families , and you want to keep that demographic ? How about a 30-35cm tall net cafe curtain across the bottom of the windows , maybe in a lighter green or red or yellow ? And it looks like a fluro tube light ? If you ( or a sparky ) can get in the ceilng easily , how about 2 or 3 LED downlights instead of that industrial warehouse vibe ?
