Hi fb57, Great charming federation house, retain the front and fix the back, then maybe later you can put in a granny flat - depending on cost and local council bylaws. I would not put in an attic - stairs are a good place for mishaps and as we age it might have limited functionality - but if its something you have your heart set on it might prove worth while. It appears that you are competent enough to do a decent measure up plan, going from what you have posted - you might need to take a few photo and a few other dimension to get a good design from someone working online. The idea is to get a design that you are happy with and then get a local competent Drafts-person to do your working drawings for a Building Permit and then get it built with a Builder of your choice. This would result in my opinion in a significant saving and a design of your choice, especially if you are willing to do some of the legwork with council and other authorities. To get a good design that you feel is a solution to your requirements, you need to produce a variety of design schemes (plans elevations perspectives etc.) and this can be done online with any competent Building Designer that you can get along with. It will not take one go at it - and it will not be quick, as you need time to digest every scheme but generally it works out in the long run. These are some of the things I would look at: 1. The possibility of breaking up the build into stages - maybe stage one do the renovations at the back and the stage 2 place in a granny flat. 2. As you have good access on both sides of the property I would place a new garage on the largest width and possible gate and walkway on the other side to give individual access to the granny flat. The new garage would be as closely to the front as possible, with the new fence an gate on the other side it would greatly improve security. 3. Depending on budget I would provide a bathroom shower and toilet with a walk in robe to the main bedroom and redo the kitchen and laundry if required. 4.The area next to the lounge area I would develop into an external entertainment area. 5 Since you mentioned that you have a "Fibro Extension" it implies to me that you may have asbestos on the property - get an expert in and determine if you need to remove asbestos when you renovate - this is a dangerous material and you should take all precautions possible to avoid long term damage. 6. An indication of the position of your neighbors windows and setback might also help in providing a design that complies with your planning laws and respects your adjoining neighbors. Like all things it will take a few revisions to get it right , but if you are willing to work at it, it will payoff in the end. The first thing is to draw up the existing conditions to scale so that an initial proposal showing possibilities can be worked on. Hi oklouise, thank you again so much for your suggestions to help me reflect on my choices! The great thing about this whole process is that it has really helped me clarify my must haves/dealbreakers and nice to haves. Key elements that I don't want to forego are: 1) a "master suite" with large WIR + private ensuite+ direct private garden access/views. The current northern bedrooms are elevated and do not allow these elements and better suited to small kids as no external doors and can be eyeballed from the kitchen. 2)The kitchen must be the heart of the home and connected to all living spaces so the host never feels disconnected from guests & can watch kids from almost any living space.I attended a party last weekend which had the kitchen blocking the living room from the outdoor space and the host commented they regretted it after renovating. 3)The dining room must be an end destination vs a corridor so it does not become a dumping grounds for bags, mail & everything else as the nearest flat surface to the entry point. 4) All new bedrooms must also be min 3 -3.2M wide on the narrowest side for me to justify them. 5) I reviewed all my lookbooks and tear sheets pulled to date and its a clear pattern that I want my 'adult' living and dining/entertaining spaces connected to the rear garden preferably wrapping l-shape round a deck or courtyard garden. In a sense 'broken' vs open plan but still visible through glass etc. 6) I would not be prepared sacrifice the prime N/NE aspect with utility rooms. 7) I don't wish to place a verandah at the front as it will never be used except extra maintenance and can create shading in summer via other methods. 8) capacity to rent out room with private living quarters. There are many splitter blocks in my area and I don't need it to operate as legal dual occupancy. 9) single level living -no second story bedrooms etc. 10) separation of main bedrooms when renting out section of house Phew....I think thats most of the checklist criteria I have been working to. Still think tanking the street appeal/front facade style but its probably leaning toward lux byron bay beach cottage meets modern coastal with some retro elements to hint at the history of this 1950s house!

For example, we already filled the gap in living room as suggested by bigreader - it looks amazing - thank you! I also replaced the black knobs in the kitchen cupboards with white knobs, which blend in with the cupboards and the whole space. Small, cheap, but effective. Climate: Mediterranean. 3.5km West to the beach. Current questions: Bedroom layout (wardrobe ideas?) Curtain ideas? - Colour, textures for each room. We are painting all rooms a neutral white. Extension: Lounge area (L-shaped sofa, TV) at the North-East corner of room. 6 seat dining table in the middle. Maybe a study desk on the other side. Long term plans: Do something with the bathroom and kitchen space. Any ideas you might have for anything, open to hearing

first task would be to organise a survey including precise location of existing buildings so you can be sure of the exact amount of space available ... the block is so much bigger than you realise and you should ask local council about precise set backs needed from all boundaries for your specific block (not standard setbacks for the average rectangular block) and, depending on long term goals and the number of people who will need to live in the house immediately, you could renovate in stages eg internal reno with new kitchen and bathroom, new laundry pantry and rear deck, new master suite and front verandahs, clean roof tiles and convert old garage to rumpus, add pool then new double garage....the new master suite, garages and front verandah should create a vintage look with simple skillion roof, wall cladding and the bigger front porch something like this
