Comments (11)I don't really want a second sink in the pantry as I'm usually the one stuck doing the dishes in the evening and would like to avoid feeling more of a servant than any Mum can already feel! And the skylight quote was ridiculous so natural light is out unfortunately - I'm hoping I can keep the heat out given we sit in the late 30s here 6 months of the year. Would you suggest the fridge and existing sink remains where it is? The dishwasher would go where the sink is - it's just not shown on the plans. I would prefer not to have the sink on the island... could it work having the sink and stove top in the long side... with perhaps two inbuilt ovens in the wall alongside the fridge? 1x 60 cm oven is insufficient when I doing big cooks... but I think a 90cm oven would perhaps be underutilised 50% of the time. Comments (48)Sorry Darlene but that's just no good...........a big part of the problem here is your trying to keep the cut out alfresco/outdoor living that is at odds with the style you are trying to work with, and it's causing the squeeze/compromise to the main central internal living spaces. There's nothing wrong with this type of thing in concept but they require experienced hands to resolve elegantly as opposed to a clunky way.... Refer to the plan I posted earlier - there is not one dogleg to be seen. paths of movement are streamlined and neat and proportions and alignments are balanced. What you've proposed above here walking straight into the dining area is not a good option and it makes your house feel smaller - this may be justified in situations say when you have no space in an apartment or unit scenario.........your on 2 acres or something? - your home should feel appropriately scaled and with space to breathe....... There are different plan configurations that will meet your particular brief requirements but the problem you have is that you are locked into this particular perimeter that has developed and then in the process of trying to sort it out you keep forcing/rejigging everything within the same shape/format that is actually not a fixed thing Here are your options: (a) seek some pro design guidance with a professional who understands the style/language you are working with - but don't be surprised if the nominated budget is exceeded in a custom format (b) explore some alternative options what siri & I suggested in considering off the shelf solutions of similar style that may be more aligned with your budget (c) keep going the way you are doing your head in fumbling around trying to DIY design your home but clearly falling short of your vision Best of luck!...See MoreKitchen Layout Advice - New Build
Comments (19)Thanks Wild Heart for the feedback. I think ideally we'd like to keep the butlers pantry as it just gives that extra area to keep things out of the way when guests are there etc. Especially things like kettles, toasters etc. In terms of the fridge depth I hadn't noticed this, I've just looked at our current fridge and with the space for ventilation its 740mm deep....... We'll need to come up with something as this will look ridiculous with the fridge coming out at least 140 mm. I'll post up the rest of the plan for the lower floor but really wanted that open living and dining area flowing into the alfresco area. So I think realistically, based on the feedback provide above (which I really appreciate!), there maybe some more pressing issues. Should we keep the 900m gas and then look at the following: 1. How to increase depths between island to 1000mm 2, Where is the better placement for the dishwasher 3. Look at the opening on the butlers pantry door and if we need a door on there at all 4. Comments (35)I mentioned earlier to think about dropping the wall next to the stairs to hip or slightly higher height to allow for the TV, as this would further open up the top floor and perhaps show the street art, ie the framed print. I know that you don't want anything else hanging from the ceiling but because of the ceiling height you will need a reverse hanging fan to bring all the warm air down into the room that will sit up there if you don't. The heater is because you had one shown in your posted floor plan, this is one of the fires available on my 1997 CAD program, that's the colour it comes in but can be changed within the program cheers...See MoreAmanda
