NEED ADVICE ON NEW HOUSE ASPECT
Comments (9)Thank you for your thoughts, I had originally had the design reversed the other way -where the rooms were mainly on the east-but as the design progressed the house was being pushed further towards the east which at low tide as I said becomes a mud flat. It was midway in the design process that I said to the draughtsman what if we flip the floor plan? Now most of the rooms are on the west where the outlook very rarely dries out. But with global warming I have reservations as to whether I have done the right thing. In the end I feel that I am dammed if I do and dammed if I don't in the choice of aspect. The design I must say regardless has achieved more than I had hoped for and exceeded all expectations -only one of the five bedrooms does not have an outlook. The kitchen , dining and lounge are up the front down stairs and are the focal points and are centre stage with expansive views. The rumpus area along with all the alfresco/deck areas have an outlook. The upstairs rumpus also has a wonderful outlook. So in the end I guess you can't always have it all. I have never done this before and I have overly concerned myself with getting it "right " the first and only time. Anyway I thank you again for taking the time to assist/ reassure me in my dilemma....See MoreWindow advice needed for a coastal home

Comments (7)The colours will be important -- do you have them picked ? What I like -- the scrollwork or whatever it is called around the top -- adds a bit of character . What I don't like -- the rest haha . Actually , it does have potential , and I quite like the railing -- simple but not too basic . I'd do a ( probably fake ) octagonal vent fitting in the middle of the roof gable . What I wouldn't do is any sort of veranda or awning -- tempting to , BUT it would look 'strange' with the fact that the gable goes left to right , whereas anything else will slope towards the 'front' . I would paint in off-white , maybe even an English Cream , even towards a mushroomy shade . And then do the rails , the scrolls , the gutters , the bargeboard , the new fake vent in a charcoal , even a greeny/charcoal mix . The railing , in particular , will stand out and add that depth . Then I'd add a couple of large , reasonably colourful pots between the 2 doors , to disguise the 'blandness' there -- maybe one that is 60-80cm wide and as tall , with a 1.5metre plant , the other say 30-40cm with several 30cm tall plants , for variety and 'interest' . The present wall colour is a bit too buttery for me , and the green was too 80's , so an update with a couple of 'features' will really boost things . Of course , you could spend $50k or $250k and do all sorts , but I am thinking closer to $1k plus paint and labour ....See MoreNew build layout options - elevated house, two wings separated by deck
Comments (26)Hi oklouise, Thanks for your input again, and the recommendation of yourhome.gov.au. I had viewed this website some time ago, and the information on there is now much more comprehensive. A lot of articles I had read about housing in the tropics were coming out of India and other Asian countries. I really like how you've offset the two wings, and I think this will help with cross ventilation and directing breeze through the house. With the offset, the living wing would be able to look into the backyard, but could also have a view of the front gate (an idea advised by siriuskey). I'm liking the idea of a ground floor entryway and internal stairs, but I think I would locate it on the bottom of the living wing. I think we would park under the bedroom wing (carport, not garage), and then walk under cover of the deck to the entry. Internal stairs on the left-most side of the living wing, will lead up to the living wing in a kitchen/dining/living configuration (maybe similar to your previous plan). Cheers, Adnan...See Moreoklouise
