Hi I'm getting pretty much what I think your after. It's from Markilux and one of the exterior conservatory blinds. I had a tough courtyard to cover for BASiX requirements. It has a cassette that the blind rolls into. And runs on tracks fixed with a post in my case. It's not installed yet so no photo but here is a link to the manufacturer. http://www.markilux.com.au/external-conservatory/w2/i1004595/ The downsides of this type of blind is I can't use it in the rain. I had to have it run flat and its large, but if you can have it angled for a run off, I think you can use it with rain. The other option I looked as was a soft Roman style blind that hangs on wire tracks. And it can be pulled over the space. I think there is motorised options too. Good luck!

Hi Chris Good plan revision there may be a couple of things that may help 1. You need 3Ds to make a decision on the front, its not to difficult to do if your Building Designer has the appropriate software, in all my design I give my clients 3Ds because it is difficult to understand spatial concepts from 2D's drawings - even fro people that do it every day. 2. Internal views are often more important than external - you spend more time inside the house than outside., your neighbours my spend more time outside looking at the house. 3. Upstairs I really like the master bedroom, but one of the robe has a window in it this would mean that the clothes would become decoloured. I would remove the window. 4. Also I would remove the window next to the TV in the recreation room - TV's will increase in size and the window might not add to better viewing. In my opinion the recreation area forces people to go around the sofa - children wont they will walk over them - more fun. I think the Tv should be on the Bathroom wall and the room squared of and the real furniture put in to scale - might help a bit with the final decision, some 3D's would help. 5. There seem to be no window in bedroom 4. 6. The downstairs works well, just that the kitchen bench still has a sink in it - not very practical, and a bit old fashioned because it really does not work - tend to spill between sink - stove and fridge - wet floors are not very helpful in work areas like kitchens. Curtains are coming back in at the local display homes and look very luxurious. Plantation shutters look stylish in the right house but I agree with the comments about the potential to look dated if not a good match for the overall house style. Rollers remind me of schooldays when the teacher set up the projector to show a film while the students struggled to get the blinds to stay down to darken the room, but modern rollers are a simple window covering which can be a good thing if all you want is something that opens and shuts in the background while other features of the room stand out. For something you'll really be happy with you need to be weighing up personal taste, house style, window style, functionality, maintenance, room usage, window orientation, etc. You can choose the trendiest look but if it's a nuisance to live with because it doesn't provide the required light/dark level or privacy or is noisy in the breeze or whatever, it is not the right choice for the purpose.
