Why is it all so complicated trying to get a house built?

Hi, I'm Simon. I'm a building designer from Queensland. I want to share with you a blog I created to help homeowners work with professionals like myself. After many years in the design and build industry in Europe & Australia, it was apparent that many people were completely out of their depth, through no fault of their own, when deciding on how they were going to approach the design and building of a new home or a renovation.

Similar to all those who seek professional help, often a form of therapy, for other stressful situations, I decided that someone needed to act as a “Property Therapist”, taking all the challenges that have been brought to our notice prior to us being engaged in projects and giving people what they wanted….. And that’s getting back to basic information without all the jargon that usually goes with a house build or renovation.

I'm keeping the window white but adjusting the splash back so the window frame on the left can go all the way down to the vanity. Was planning to keep it white with a white sheer curtain, thought it would be a nice contrast. Yes I'm painting myself. Would have been easier to do between demolishing and putting in new vanity but can't decide yet so I'll wait and then maybe just start with the middle feature wall painted and see if more is needed.

I'm sure there's plenty of confusion about the why's and wherefore's of house orientation. The reality, as I have recently discovered, is that if want to live in an area that is older, developed, close to facilities, you take whatever orientation the block actually happens to be and do the best you can with it. Unless you're out in the country, or buying something in a new estate, you may not get a choice of orientation: we certainly didn't. And yes, our garage does have the best aspect - because there was nowhere else to put it - it had to face the street - but we live walking distance to shops (think of the petrol saved on not having to get into the car), we've got clerestory windows on the west side so no afternoon sun issues, and we're assembling a collection of sails for the south side, where the deck is, to provide shade from the late afternoon sun. Oh, and skylights for the kitchen. No, not ideal. But the location is, and the designers have worked around the constraints of orientation. And that's reality for a lot of us.

"Why do renovations take so much longer than promised?" It's actually unrealistic to "promise" a timeframe on a renovation, simply due to the nature of them. Any timeframe contracted practically is a guide only for these projects. The good/experienced builders will manage expectations well by building in a significant amount of contingency in their scheduling. If all goes well they'll bring the project in sooner. If it goes bad then there is capacity to still bring it in on time. There are so many unknowns and unlimited options of how to go about resolving issues that crop up in the course of a renovation. Anyone going into a renovation needs to understand they are a completely different type of project to say a volume build, which is a tried and tested product that can be delivered for a fixed priced in a relatively fixed timeframe. Renovation are customised in nature and hence involve a different dynamic and a different set of expectations. Sorry to hear bout your frustrating experience.
