please show the whole plan with dimensions and could you also include the elevations and new site plans to better explain the shape of the roof and decks

i have attached the original plan (im still mourning over) and the site plan, elevations and the floor plan of the new option.

The bedrooms 3 & 4 and bathrooms are set so cant play with them but majority of the other walls can be moved. We are also trying to work around the water tank to save money (it is counter sunk into the ground but sits maybe 30cm above?)

I think im mostly worried about the fact we designed the first house to take in the bush views as much as possible and this new plan doesnt really orientate to that - more to the east which is another house.

before thinking about the floor plan i have to say that as the north facing highlight window only appears to be above the ensuite? i'm wondering about the cost savings if you just continued the shape of the original roof with a simple raked ceiling over the living and master suite and a triangle feature window in the gable end of the living area above a simple skillion roofed verandah???? will try and create a 3D when i have a think about inside floor plans

hi oklouise, the highlight window is over the dining space in the new plan. this was the first one that has been sent thru and the windows and placings need work

If you are looking to save money then I would not be extending the dining room out, as a larger home will cost even more money. Smaller floor area, and a simpler roof line may be some good strategies to consider. You should also draw your furniture on to the plan at the same scale so that you have a good idea how the home will work with views and internal circulation. You may find some rooms are larger than you actually need.

I wouldn't be mourning over the original concept for to long, I can see some big dollars would have been spent!

The next plan is definitely a big budget saver and for me works better!

I would trim it even further by aligning side walls with existing.

Main bedroom width won't really be an issue because 3.5 - 3.6 is fine.

I reckon you could reconfigure WIR & ENS and make it work a bit better, that little hallway adds privacy but your paying for space you'll only walk through. A bit of rework here, relocate door so it enters bedroom directly and it can still be private and utilise the space taken up by the little hallway. Save a few dollars again.

Square off around living where it steps in, getting a bigger space and probably not costing anymore.

I think the skillion isn't too bad cost wise but the highlight windows and raked ceiling will bump up costs. Just extend existing roof line over the new add's.

Skylights are brilliant to add in natural light. These may well work better than the highlight clerestory windows.

Just wondering if there's a set back that's dictating a tandem carport so much better to have a double?. Totally agree with MD D, cleaning up walls to match existing walls and extending the same roof line would save money, What's that saying, start with a list of what you want and then actually list what you need. Would it be better to keep the master suite in the original front part of the house away from the working end. cheers

now that you've changed the plan does the old garage have to be removed? could you save money, at least for now, by omitting the new carport and decks?.... was there a tank in the original new plan and where was it to be placed ... do you have any other water source and what's the size of the existing tank?? my preferred suggestions would be to simplify the roof with a simple extended gable, add roof windows to a raked ceiling family kitchen room with windows (not sliding doors) to the rear, minimise both the front and back decks and relocate the tank to concentrate the outside entertaining areas to the east with a view to the bush...decks and carports can be added later but reducing the width of the building to save the old tank sacrifices too much of the major living area and views...this plan (without the old tank) extends the family area towards the bush view but without the tank you could have a more generous deck and barbq area with the best of the view...i've included some other ideas and suggest that simplifying the plans as much as possible will make a more comfortable affordable home
