Comments (9)Hi Lorena, Given that your aim is to sell within a year this gives us a framework for working up a strategy to get the property to market with the greatest potential ROI. Working back from your realistic sale price expectations you can set a budget for your renovation. I would prioritise the internal upgrades ahead of the exterior. If the internals really appeal, buyers may be more willing to accept compromise on the exterior. On the other hand if it looks great from the outside, but the interior is under done, it may turn buyers off. Marketing images of a great looking interior are bound to drive solid enquiry. Once you have the interior up to speed, you will know how much is still in the kitty to spend on the outside. At the very least get all the currently painted surfaces re-painted, which may also mean some substrate repairs given the coastal location and age of the building. If there is still budget remaining after that, consider your options for the brickwork. Maybe just a professional pressure clean will be enough to freshen it up? Rendering is going to be a big ticket item, so perhaps leave that to the new owner's preference. If an investor buys the property they may even prefer low maintenance brickwork. For colour advice, check out manufacturer web sites such as Dulux and Resene. Comments (55)Reza. As said before the lights just gotta go! If you were going to paint any timber beams I’d just do the ones in the dining room that weirdly have the downlights in them. It makes the lights less obvious. You should definitely keep the beautiful sloped timber ceiling as is. The white is ok but not as striking. I am not a fan of the shiny tiles (slip hazard?) but at least they are neutral. I love the timber floors you already have. Not sure if more timber or different tiles would be the answer. Perhaps terrazzo? I wouldn’t do a cheap option such as vinyl or fake wood as it would lower the quality of finishes in the house. Currently all looks very high end. I suggest you invest in some gorgeous Turkish or similar rugs and had neutral furniture (cream, tan etc) with simple lines. Classic but also on trend and would suit the house. Comments (10)At a quick look , that product you have there is designed for the cables to the printer , etc . A laptop plug will poke through from underneath , but things like the 'jug cord' that powers your monitors wont by the looks of it , so you'll end up powering them from the 'top of desk' multiboards . A bit messy , so basically you haven't achieved much . You can get plastic or metal grommets ( 60mm or so in diameter ) that are probably as good . As Kate says , get things that group cords together ( cable ties or those snake looking bits of plastic are good ) . Some other advice -- depending on what you are doing , and even if 2 or 3 are working on the same topics or totally independent : -- have 2 computers per person , but 1 larger ( 32 inch ) monitor per person , and have them hot-swappable ( normally a key on your keyboard switches between computers ) . I know a lot of people go the other way , and have 2 monitors and swap Windows , but I like 2 seperate computers especially if working on 2 projects . -- hardwire printers rather that WiFi or Bluetooth -- mind you , that depends how many computers and projects you are using , also whether you have 1 computer set up as a server . -- If 2 or more people are working on the same project , and you have the wall space , have a 42 or 50 inch TV on the wall , with HDMI , as a potential monitor . TV's aaren't as good picture quality as computer monitors , but I find they are handy for getting projects up for several people to look at , or failing that , playing You Tube videos or Netflix or music videos or whatever , even if the sound is turned down ....See Morewatchedpoppy
