Hi. We were just discussing same option on the weekend. Our solution was......make up a timber frame to cover door ( like a false free standing wall) insulate with batts to reduce heat/ cold/ noise if required and then just gyprock over. You could actually do two false walls so if at a later date you wish to remove just half for whatever reason, it would be easier. These walls could even be on sold at a later date as there is def a demand for similar fit out. For the single door, you could always put cupboards under and then build them in by creating a false bulkhead to hide the roll or move one of the cupboards and construct a built in media cabinet with bulkhead once again to hide the roll. Hi Rozzi Klomp, I would not only increase the size of your kitchen, but I'd look at swapping your living and dining areas. The current layout looks to provide a very long and narrow living area (3 x 6m?). A great way to check how each 'space' works is to consider the furniture layout for the living and dining areas. This will highlight how each zone works individually, as well as how each responds/interacts with your views, the kitchen, and related circulation. Understanding how each space works individually, and together, will inform the shape and layout of your kitchen design. Considering this our suggestions are: Locate bench and cupboards along the wall backing onto garage (relocate laundry to garage 'store' area). This will provide you with additional storage and/bench space. It could accommodate the stove, wall oven, fridge etc. Increase the size of the island bench. This bench could be orientated to the view, or the dining area. This would depend on your preference for facing view or using the bench as 'gathering' space (cooking whilst preparing food and /or breakfast bar). Depending on the orientation of the central bench would it be better as an island or peninsular bench? Make sure you have adequate circulation within the kitchen (between benches/ joinery) and around the kitchen to ensure good circulation and function.

"We could do with a double garage but can also need the extra living space." Are we to understand that you need the living space more? Can you add a carport anywhere? "There's plenty of space to build at the front of the house but planning laws don't allow it." In that case there isn't plenty of space. I assume you mean you are already on the building line? "So should we revert the space to create the double garage or keep it as living." What would changing the space back involve? "Which has better resale value / best first impression if selling?" Variable I would say. A good quality garage conversion under the roofline with parking provision elsewhere which is appropriate for the size of the property can add value. It doesn't sound like you have exactly that so it is hard to say without knowing more. A floorplan and site plan and some idea of your budget and selling intentions will help.
