There are many creative garden designers in WA. With all the things you would like to achieve, a professional will be able to advise on how to make the necessary changes. Yes, it costs for the advice but it also avoids making costly mistakes.

Thanks everyone for your comments so far. Bowmandrum , I definitely agree you need to tick as many boxes as possible for potential buyers. In answer to a few of your questions, we are in Sunny Brisbane, so the weather is not really an issue. However, our dilemma between a pool and spa is the very difficult access, the size of machinery dictates what we can actually accomplish. Hence, from our point of view it very much is a case of asking the question, if we can only manage a spa - will people appreciate it/want it or is it not worth it. Based on feedback with the poll it looks the spa will be worth the investment.

Thanks for your comments. We don't have a drawn plan at this stage. The block is 2000 sq m (20m wide x 100m deep), configured with N to the street. We want to allow a 4m driveway on E and 1m offset on W fence to neighbour, so max house width is 15m. Because of the depth we can locate house a fair way into block and leave a courtyard area behind a wall. The idea is to have 20-30m between front N wall and street border as a productive garden getting full N sun. Then an L-shaped house extending from NW corner of one room width down to full width kitchen, dining, lounge and main BR running W-E. The pool would extend down the N-S length of courtyard and be close to living/main BR with access from both and windows to the S to create x-ventillation.

Oklouise makes sense. I was wondering what sort of spa? I pictured one of those multiperson sit in it things, but I wondered if I was missing some other idea you might be referring to. As a kid I'd be disappointed if that was all. Depends what you want from it though. Sitting in the shade watching an outdoor tv is not without appeal. But a proper pool sounds way more fun. Overall context too. Does a pool reduce valuable grass area too much and questions like that?
