My parents' old house had a wonderful oak front staircase that my six siblings and I used to race up and down, taking them two or three at a time, with only a casual hold on the railing. I don't know how we managed to never slip or fall. Now, the timber backstairs were steep, and had narrow treads and were poorly lit. We NEVER ran up or down them, but held tightly to the railing and hoped to heck we managed to stay upright. As an adult, my previous home had carpeted stairs, which I slipped on (wearing socks) and fell down twice, though thankfully I was closer to the bottom than the top. My current home has timber stairs with three narrow stainless steel runners stood on edge and inset horizontally across the front of each tread (this is supposed to help reduce risk of slips). I doubt I will get over the anxiety of taking another tumble, so I never go down them wearing socks, and if barefoot, I hold onto the railing for dear life and take it nice and slow. So far so good.

Firstly...are you sure they are jarrah and not som other more exotic timber? If you are fortunate enough to have a genuine 1932 built cottage I say "Don't Do it!" Just look at the beautiful timber in that floor! It would be sinful to paint it. I have a 1924 cottage with beautiful hoop pine floorboards all from the day it was built. My suggestion is to have the boards sanded and polished. I would not even dare go near them with polyurethane. I have turned back the clock and used the methods of the period of the house...a mix of pale boiled linseed oil and kero. Put it on with a mop or a deck mop or a wool mop leave it soak in. Re-do and leave it soak in,,,( you won't get patches...the floors will just soak it up.) Third coat, add a bit of turps to the mix as a white ant deterrent. Then, when the floors look like they've soaked up enough, get a big old fashioned string mop...if you can find one...or use a deck scrubber and old towels...or even a wad of new ones...100% cotton...its worth it, and rub off as much of the surplus as possible...wear sox so you will notice when the sox do not get oil stained anymore. First go is a long process but you will be really pleased when the floors have had several "drinks". After that you could get just an ordinary floor varnish or oil or just a sealant. Some of the modern wood treatments are really good. Then, every so often do the boards over with your "Oil Mop". You will never find timber like that again and, in my experience, it adds to the value of the house big time. Do what you like to any gyprock and plastered walls but PLEASE love your floorboards and any natural timber...especially from that era. I've been in this old cottage for 32 years. Everyone wants to know where I sourced the "new" floorboards", and who did I get to make my silky oak windows! Hope that helps.

Hi I Lesslie, What a lovely place to make your own (and bring up your kids, work, garden…). The best way forward for you and your family is to jot down what you love and what you don’t love about your existing home and land (site). This can vary between individuals. Your list should include aspects like the leaky bathroom, as well as particular rooms being ‘too dark’. Don’t forget the wonderful features such as a particular view to the garden (or hills beyond), enough lawn to kick a footy, and so on. Now transform these into two ordered lists: the first list being the things you love about your home and your site (list in priority order); the other list is for the items that need changing for functional or aesthetic reasons (also in priority order). Next, write down what your short term and long term needs are for your home: do you intend to live there until the day you die, or just while the kids are at school?; are you intending to continue to work from home?. Now, to think about how you imagine you’d like to live, work and exist as a family. Forget for the moment your current home scenario. Write down the types of rooms/space you need (as distinct from ‘want’). List the aspects of living you enjoy, such as family gatherings, friends visiting overnight, and son on. What about your work from home requirements: do you need a space separate from the living (kids zone) to make telephone calls, concentrate? And how big should this space be (occasional staff)? After much soul searching, you will have what we call a “Functional Brief”, bringing together the pro’s and con’s of your project, your long term plan and your wish list. This should now become your ‘go to’ document that sets the agenda for your renovation project. If an idea is not on your list, don’t go there! There is another benefit of creating your Functional Brief. Whilst creating and editing these documents you will become more attuned with the worth (benefits) of each component. For every project there needs to be a budget – and your budget will assist in prioritising what is most important to you (the tighter the budget, the greater the need to prioritise). Your next step is to take your Functional Brief and your budget to a suitably qualified architect. An experienced architect should be able to transform your Functional Brief and your budget into a project – a renovation project that is specific to you, your family, your site, your budget and your future. I had 52 something similar to this. I could open with little finger when hand were dirty. Mine were rounder so looked like a full stop on the edge of the cabinet rather than overwhelming the line of the cabinets.
