Can't give you the technical side of things, but we are about to pretty much do the same thing in the same sized room. We are going with two separate sets of 4 LEDs - one in living, one in dining, so 8 lights altogether. We're going to have both sets on dimmers so we can adjust the level of lighting if/when required and independently of each other. Both our electrician and an in-home Beacon Lighting consultation agreed this would be adequate and a dramatic improvement on the poor light quality the oysters currently provide. Only other tips i can pass on is that if you're also upgrading any lights in adjacent spaces, make sure you use same light colour of LEDs - generally best to stick with warm white - and don't get too many LEDs - have seen many examples where people have put in heaps and then felt the ceiling looks like a runway!!

It would be best to put tiles on the wall behind the sink. This will protect the wall from moisture etc. Small white tiles would be wonderful. It is your bathroom, so you can choose the tile that suits your tastes.

Pay attention to the lighting in kitchen and bathrooms. These need to be over the benches and vanity. A light in centre of room casts shadow of person at bench. A small bathroom one light is enough but you need to decide on what light. In my bathroom I have 2 downlights over long vanity to even the light and one over bath on seperate switch so I can change the ambience. In my large powder room I just have a strip light over vanity. If you love makeup then lights each side of mirror is needed for more even light. Don’t underlight the kitchen. I have 2 downlights over island and 3 spread around kitchen and four in dining, With 3 switches creating zones. Would love to have pendants Over bench and dining instead of downlights. My bedroom and lounge had no ceiling light at all, with lamps in lounge and wall lights on side plus a download over wardrobe. I now have a pendant in lounge for decoration but rarely turn it on. Please go to somewhere like beacon lighting with your plan for advice.

as a buyer i would be looking for a spacious uncluttered looking ensuite not twin basins squeezed into a small vanity..imo the counter isn't for storage itá place to rest a glass, dryer, toothbrush or stand toiletries until they can be put away in the wall cabinet but there are so many different vanities and your favourite will be différent to others and it's quite easy to replace a vanity as long as there is enough available space...i would choose a wall hung 1200 wide vanity with a single drop in sink and only consider twin small drop in sinks with a minimum of 1500
