Extension to back of our house.

At that point articulate your budget. Do this BEFORE hiring anyone to produce design docs. Set your budget based on what you can afford, what makes sense in terms of values of homes in your area, what you could qualify for (if financing), etc. NOW decide if you want to go the architect route or engage a Design-Built firm. One of the articles I wrote for our blog "Remodeling University" might be helpful for you as well. It specifically addresses your questions. You can find it here:http://www.megabuilders.com/blog/remodeling-university-designing-a-large-scale-remodeling-project/ Good luck!...See MoreExtension - what works best with current home layout
Comments (49)Hi everyone, so... 3 years later and after many back and forth we have decided to knock down the house and rebuild. The cost of renovating was just too prohibitive and not to mention the unexpected surprises that surely would come with it. We should start the building of the new home in a month or less. Just wanted to thank everyone who helped in this thread, your opinions were very important and helped us decide. We are not doing a custom build, instead we chose one of those pre-designed homes (Dennis Family) but we are very happy and excited. Cant wait for it to be done. Will post photos when ready....See MoreOur 1980,s Home Reno, we purchased in 2009. A work in progress
Comments (2)Thanks Jen, It is a great spot. My husband is the hedger and always reminds me when working in the garden, " that we snip, prune and mow so it looks good now !. "Not in a week or a month when it grows back" I'm a bit rough, always in a hurry. Yes we are very lucky to have such a quiet part of the world, it is beautiful. (Sarina Beach) If I could just get council to seal our very short, no through street it would be perfect. The traffic dust can bad. The houzz unfortunately was originally built close to the road so we were limited by council on what we could do out the front, We had to apply for a relaxation in the laws. They granted our plans for 2 meters. We are happy with how the deck has come up and the hedge gives a bit of privacy from the street yet does not obstruct our view at all. (While catching a bit of the dust as well.) It has been hard work, I went and got an owner builder permit and have been bringing in the trades as needed. With both of us still holding down full time jobs we have had weekends where we have gone back to work on Monday for a rest. Sure I'd love to keep you guys up to speed as we plod on to the finish line. Cheers!...See MoreExtension plan - does it work?
Comments (11)Hi Amanda, Storage is a huge issue in every house and my personal take is that for the amount of time spent in a laundry we dedicate to much real estate to it - I'd rather have a bigger kitchen space. I also think that school bags go to the bedroom the second kids get home - a hall table for keys is brilliant but you dont want to end up with a heap of clutter as you walk in the door. I'd do the 1.5m extension, I'd leave the laundry where it is but put it behind cupboard doors in the kitchen area (removing the wall between the laundry and kitchen and part of the wall between your current pantry and laundry on the plan) - this way you gain floor space (how frequently do you do laundry while you've got visitors?), this then allows you to keep your panty size but put it behind bifold doors. I'd also and have the ensure that I had a stacked washer/dryer set up so that I had more space for a broom closet. Regarding the covered deck - it'll depend upon which way it's facing - if the western sun will hit the back - then you'll be very glad of the covering and possibly want more. If you're concerned then look for coverings that will suit the area - ie louvered outdoor roof area might be a way to go. Good luck!...See Moredim91
