Comments (25)They are partly correct in saying 'Plans often have errors on them' however this is usually a pretty basic spelling mistake or a minor 'typo' rather than something of significance such as a door with sidelights.....something like this is difficult to overlook when checking drawings. Note: It is quite significant! If the door in the elevation plans show the sidelights (as well as on the door schedule if one is provided) with no extra notes saying to amend to a single 820 entry door then you may have a case. The plans may well be council approved but do those plans also say the same thing, as the building certifier may well be expecting a door with sidelights to be in place when they inspect! If it's not as shown on the drawings then where will that leave you, the builder and also the inspector......? Note: All amendments are to be noted on the construction plans. A client recently decided to change backyard facing windows from 1200h x 970w to a 1200h x 1210w during construction. This would have not only affected the BASIX Certificate (NSW) but would have also needed to go through council for their approval in case of overlooking and privacy issues..... Check the approved plans and specifications (against the builders inclusions) thoroughly. It could be a misinterpretation by either party but at least you'll know for sure where you stand. It really is a shame that this has happened, building 'should' be enjoyable from beginning to end. I do hope you get your sidelights as they really will make a great entry to your new home. Comments (64)My $0.02 - in NSW designers are NOT registered or accredited, beware. All architects are nationally accredited. I suggest that there are a lot of things you can do yourself before you start - get a proper survey of your block, ensure that you get them to provide angles for anything that isn't square....understand if there are utilities like sewer pipes which will affect your setbacks or useable space...... Go online and workout the sun angles for your longitude and latitude helpful for solar and overall layouts. West facing picture windows are not the best. Some of the solar firms have online calculators which help to do this. Read the local council rules and understand them, apply them to your survey and your design ideas....including if you are a corner block and if you want to go two storey...... If it is still a 'go' Get all of the heritage, flood, fire etc checks done by council - around $150 depending on council........ Eliminate or at least understand all the big constraints before you go any further........ Look again at the survey- any contour lines may cost you money, assume a cost of at least $2000 per sqm to start and do some layouts of your ideas on paper, add up all of the spaces, can you actually put them on your block? How much is the total?.......yes garages are slightly cheaper to build but still take up precious footprint space.... Is access likely to cause issues for trades, equipment and deliveries?......... Keep refining and updating the ideas and plans thinking about how you want to use the spaces and move around inside and out.....where are you putting the wheelie bins, clothes dryer etc..... Try the free to use BASIX site forms if you are in NSW, understand how the size, shading and orientation of windows affects your sustainability and adjust, this will also apply many of the local council rules as well..... Do you want a brick house, with render? A pole home, a kit build? A fast build insulated panel build? What type of roof?...... The more you have worked out for yourself the better, look at the kit home options, there are lots and some are very good... Everything is delivered and you just construct with the trades and some may have builders in your area.....The new InsulLiving Code Mark BCA approved options are also worth a look..... Comments (19)Hi Everyone. It's been a while and not sure if anyone on here will even see this post but thought I would provide a quick update after almost 2 years. We finally moved in a couple of months ago and will host our first Christmas. We never did find a builder, and I did have some legal issues to sort out, including the previous building breaking in and taking anything but we had someone project manage different stages to the point that it is livable. The house is no where near finished and it has been a difficult journey but we are there. Next year I hope to find a builder to take on Stage 2 so that I can say that after 10 years, it is finally finished. A big thank you to Two's Company who got me started.
