Comments (53)Thanks Jayme, I get what you mean, it's just not really practical for our house & will make the renovation a lot more difficult & expensive if we start moving walls like the to gain an extra couple of feet. It's possibly a load bearing wall too. But that area which is currently our kitchen where we are thinking of putting the fire place isn't the main living area, it's basically the centre of our living area which is a long room from one end of the house to the other, so we were thinking having the fire there will warm the house better being that it will have the kitchen & dining table one side of it & the lounge the other side. I think we could it a couple of cozy arm chairs & a small coffee table or we could just put a love seat up against the section of wall opposite the fire?...See MoreLinen and store ideas, desperate for help with the laundry design etc.
Comments (22)my suggestion, probably similar to siriusky without base corners, has about 2.4 m of Lshaped counter with a *narrow drop in sink on the short arm, open underneath (without any corner cabinets) and 750mm wide drawers or cabinets near the glass door..space for a stacked (or top mount and wall hung) washer and dryer between the sink and blind corner for tall cabinet for vacuum, ironing board etc with shelves above and tall shallow end cabinet storage for linen? .. almost 2m of standard wall cabinets and a drip drying rack over the sink...there should be space for all the usual laundry supplies and equipment including twin tall clothes basket under the open bench and potential ceiling height storage above the ironing board for suitcases, xmas storage etc...*the narrow drop in sink is to allow a little more generous width for the stacked washer and dryer although reducing the tall storage cabinet to 500mm deep would also allow for a wider sink cabinet and doors and shelves in the tall cabinets should be sized to suit the items to be stored ie ironing board, vacuum and brooms should fit under about 1200mm and the blind corner should be for storage of the rarely used steamer or carper shampooer etc) and storage of vacuum cleaner hoses and ironing boards can be made much easier with specifically designed hanging racks to be attached to the wall inside the storage cabinets and available from IKEA etc......See MoreHelp with kitchen and laundry layouts
Comments (9)Hello jbakerfc, I can see how this can work. It needs to run in straight lines! As you step into the kitchen from entry immediately to your left is a linen/store/broom cupboard then wall to laundry door. Along the other wall an under bench WM, trough and one meter of benching makes laundry. (where it is now I'm guessing).Then use the full depth of that lost space for step in pantry with a cavity slider. 1400 wide by 1600 deep: enough to store feed the hungry hoards! This is that side taken care of! to the right as you enter from entry, is 'frige in situ. One long 3.5 m bench along the outside wall: stove right hand end of bench, closest to entry. At the other end place DW and SSS with chunk of bench between. There would be one meter from front of stove to side of 1.2 wide fridge then door to entry. In free space place an island bench: aprox 1.9 x 1.2 Working at this in kitchen you would have your back to the window and be looking into laundry. it would be wide enough for back to back cabinets or stools to traffic side or ends. I think the family room cabinet would swing round to back the bedroom. be great to put in cavity sliders instead to open it all up when you want to. I hope this makes sense to you. Comments (22)understanding all your restrictions would help suggest other options but the original staircase uses too much space and if you add scaled sized furniture to the original plans you'll see that the meals area is mostly taken up with walkways to the stairs and back door and there's very little space left for a dining table..the stairs have to fit both the floors of the house and it's not possible to reduce staircase space upstairs without also changing downstairs...See More1rosiebear1
