@ambulastar1985 - The lack of insulation in Australian homes is indeed appalling. Coming from a European background where insulation standards are very strict (although they differ from one country to another), I fail to understand why Australia is so behind on that matter. We may not have much cold weather compared to Europe but our summers can be extremely hot and it's silly to rely solely on air-con to regulate temperature. So much energy (and money!) could be saved by just planning the house and insulating it properly to start with, without affecting much the initial cost or construction time frame. In France - which is definitely not a leader in environmental matters! - these days, when selling a house, you have to get an expert to estimate how energy efficient your home is and to indicate the energy rating on the ad and sale documents. Houses that are not energy efficient sell for less and can also be taxed at higher rates by councils. It's been a great incentive to get people to think twice when building and/or renovating.

Simon, 100% agree with OKlouise, she's on the right track..... I've done a stack of these types of things.....big projects, that call for professional solutions....what I would say as a start is that there are always various ways of achieving your needs. It's not just about the rooms, it about the quality of the spaces, the proportioning their connection/relationship to both the adjacent internal and external areas.....I'm guessing from the floor plan you have a lovely older home with some traditional character...depending upon your needs for the rear yard (pool??) I see opportunities here for alternative configurations that would open this thing up and let more natural/north light into the main living/kitchen areas.....if you want my 2 cents I think for a home of this scale no you shouldn't have to pop through the kitchen to get to the study...a study nook within a kitchen is OK but as a differentiated room that could potentially be used for other purpose (always good for the property value factor ;) )....its ALL in the planning, there's a lot of money involved here so make sure you get it right and if it doesn't "feel" right, then there's an issue.....clearly here you have priorities and vision for your study, and that's great, so make sure you get it right and that the outlook is how you want it to be - so it should, it's yours!.....but it's not a simple as just swapping the spaces around/over...floor plans are delicately balanced and carefully considered/arranged and when resolved properly/professionally they will just sit there and be unquestionably "right", appropriately scaled & proportioned, not awkward, representative of your specific requirements/priorities and balanced within the particular context....

Hi Sarah, If you refer back to my initial 'Help' post, you will see the ideas were already there and our dilemma was actually more in relation to which paint colours might work with our bricks. Also, I'm not sure where the idea of us not wanting to add a garden has come from as my post clearly states that the improvements 'will also include a simple low maintenance garden'. I can only assume that the confusion has come about due to so many expressing that we should just do the garden and not worry about anything else, but that would simply put us back to where we were before the previous garden was removed. With all due respect, I can appreciate that many have posted in an effort to save us from what they consider to be unnecessary work and expense, and for that I am truly grateful, because it would be really lovely to simply not worry about doing anything, and as you said, go and enjoy a holiday instead! :) That said, people also need to acknowledge that we are not all of the same opinion when it comes to buying or selling a home. Aside from focusing on our revamp, we've also been actively searching for our 'retirement' home. Suffice to say, the first thing we notice while driving around is kerb appeal, or should I say, a lack of when it comes to some properties, including ours at the moment! :( While the photo's may look good, in reality, the exterior is tired and dated, with the gravel driveway being close to bare earth. Compared to the interior of our home, costs outside have been relatively minimal, therefore I can honestly say that we are quite excited about this project, but, it's goes without saying that we don't want spend a bomb either. Might just be the only little revamp this exterior's ever going to get! :D Anyway Sarah, full credit to you for giving me my first aha moment, which came through reading the final paragraph of your post. You've made me realise, that up until now, some of the decor and colour preferences I've presented are those both myself, and my husband would like if we were the prospective buyers, as opposed to what might work in favour of a broader market. Therefore, after some discussions tonight, we have concluded that... Columns, will definitely be plain square, as round will appear too similar to the existing ones. Front Door and handle will be simple classic Porch tiles - both against the idea of painting, so will definitely replace Paint - haven't ruled out neutral creams. Colour is simply something we're going to have to experiment with Existing gates will stay and get a repaint Our home is a spacious 3 bedroom/ 2 bathroom/ 2 car space with granny flat out the back, therefore we see it appealing more to couples with a young/growing family. I can't thank everyone enough for their time and effort in providing an endless stream of invaluable advice and photos... it's been nothing short of enlightening and I only wish I could print the visual that's in my mind now, compared to the muddle that was present when I first reached out for help. As with any revamp, the journey will be a mix of both highs and lows. That said, it's the end result we're working toward, and we expect to achieve nothing less than a positive outcome. I would be very careful about painting to match Colorbond Night Sky in such an exposed position. Dark black paints tend to absorb more UV radiation and starts to flake off before lighter colours which are less absorbant to UV radiation. Have a look around for any dark black painted buildings that are five years old to see what I mean. I would not ne introducing a contrast colour, but looking towards the colours that are already in your bricks for inspiration. For the new Easylap panel consider the warm charcoal tones in some of your bricks, and for the shadow board use one of the lighter brown/tan bricks. If you want a pop of colour then bring it in with the furniture and planting for your new deck. I often have this problem with my Melbourne clients in matching brick colours as there are so many possible paint colours, and only a limited range available as paint samples in paint outlets.
