Comments (11)simply put - massively pushing the functional envelope in such tight/small limits. To achieve this you have to seriously limit/streamline flow/access points and maximise any wall space. So for example the only window into the kitchen really should be say a splashback window. The double access into the kitchen/living is a luxury in context - something has to give here otherwise you'll end up with something that ticks boxes but in reality is not actually very usable .......recommend you check out some Japanese & northern European work to see how this type of thing can be achieved effectively/cleverly when space is limited....possibly here you may be best to consider a living/kitchen/bedroom setup that is functionally zoned/separated with strategic furniture/joinery placement, simple kitchen at one end and bathroom the only "room" created within existing structure.......remember, depending upon existing conditions and what the ultimately outcome it can sometimes be false economy rearranging/re-using elements when you'll get a better bang for buck by popping out a little here and there to free up certain details for certain functional gains......good luck! Comments (24)i put the bathroom next to the master to have the bathroom door off the short hallway rather than opening into the retreat and if you draw a line across the floor in your original plans to make a path where you will walk and leave space for furniture you will see that despite the size of the retreat it was just like a big hallway with no where for comfortable furniture arrangements and i would double check with the Solar panel supplier to confirm the ideal roof angle... double glazed windows (or thermal break double glazed are better but much more expensive) but windows can't exclude the worst of the summer heat without external window coverings and big areas of east and west glass will impact your compulsory BASIX ratings and playpens and baby gates across the top and bottom of the stairs makes everyone safer and also useful to keep small kids out of open plan kitchens...See MoreHelp designing a granny flat extension
Comments (17)i would also prefer to have the granny flat face north but it really depends on the local climate so my suggestions includes the laundry within the flat in favour of a bug screened mudroom alfresco area between the two buildings and a smaller verandah but, adding the wide internal doors and arrangements better suited to potential disabled use and keeping guests out of the bedroom has resulted in an ens/wiw/dressing area without direct connection to bedroom but there's more storage, dressing and standing space and night time users of the bathroom won't disturb sleepers so much ... the study is big enough (with or without a separate hallway) to be a small bedroom with room for double desks and a single bed and the kitchen has space for wall oven, big fridge, small island, reach in pantry and lots of drawers but i'v left out the external laundry door in favour of a front door into the living area...total floor area of the granny flat (excluding alfresco and verandah) is 102SQM including brick veneer external walls...See More- 6 years agolast modified: 6 years ago
