nothing worse than a leaking roof...first clean all the gutters and downpipes on the verandah and the house,check the space where the verandah attaches to the house is also clean (especially if the verandah roof is under the original eaves) make sure that all the places where there's a join in the gutters and downpipes are properly sealed, replace any missing roof screws with their attached rubber washers, make sure there's no gaps in the flashing and if you think the slope on the verandah roof is too shallow, consider replacing the verandah roofing (corrugated iron??) with a square profile sheeting that is more effective at lower angles ...there could also be a break in a tile or ridge capping where the rain is running down the inside of the roof and leaking inside the ceiling so the old tile roof needs to be checked and repointed ..a gutter cleaner and a roofing contractor and a plumber can do all this for you...not especially cheap but very worthwhile and hope you have a leak free new year.

So true. And so bloody disappointing. The least effort and quickest sale seems to be the motivating factors for most agents. I actually just had a really positive experience with a lovely REA in Adelaide though! She has done a fantastic job, always transparent and honest with me and has made an effort to get me the best price. I got a fantastic offer just yesterday after 6 days on market and she's chasing up better counter offers now. I'm really lucky it's a hot market to sell, which helps a lot. I'm considering writing letters to people in streets I love and doing a letterbox drop. I figure I've got nothing to lose and I know people who've bought houses this way! I think that people's distrust of REAs might make an off market sale appealing to some. Who knows...worth a try!

@sirisukey. Yes my desk is under window as it is only a small room. It was running along wall under window but moved desk to right angles, facing north, so I could see door and out other window which did increase the problem with sun. I haven’t got around to buying a blind yet as it is a non Standard window size and I wasn’t sure if they were needed. Have windows on three sides and only need blind on the eastern window. Just moving some of my paintings to block the sun at present, It’s the old laundry we changed to study last year.
