I'm amazed that this discussion has carried forward for nearly two years! In that time I have moved to another coastal area (cooler climate and better proximity to children) and this time found most of the discussion still rings true. Finding another home here was an incredibly frustrating journey made all the worse by a mad investor rush in the area just when we arrived to start our home search. That search took the best part of six months and in the end there would only be three or four houses to choose from in any week. Result? A rushed purchase, a desperately inadequate building inspection and failure on my part to notice poor bathroom tiling, shortage of closet and storage pace, just how small the lounge room really was, and etc. I disappointed myself because I had let the pressures beat me and now we are trying to resolve all of these issues in a home designed and built by one of this states most respected project home builders 25 years ago. Having now studied the floor plan with more care I realise it was put together (designed) in modular fashion - most bedrooms have similar dimensions and the living areas are all approximately the same size as if the designer simply juggled three boxes of one size and four of another size and then worked out traffic flow. Then he must have thrown them all in the air to see how they would land and that was design number two! And etc and so on. This house aside, we looked at a great many during the six months because we had to broaden our search above and below budget trying to find something. There were massive termite problems, leaky roofs, asbestos galore, gazzumping at every turn, almost all but the most expensive properties suffered at least one substantial fail for the most basic of needs and to top it off the best home in our price range just happened to be built on flood prone land - approved by council who put the flood signs up less than five years earlier. We live and learn. Then there were the real estate agents, but that would take another two years and I doubt the internet has enough free page space available!!! OK, I hear you, they're not ALL bad...

This demonstrates little reduction in quality of views overlooking the sea but offers many benifits to the customers with out having to close blinds / curtains etc. The other two showing the full reflective film on a commercial shop front with views from both inside and outside as a comparison . ( please note; taking photos facing windows will often result in misleading picture quality due to any glare present , thus resulting in misleading darker looking window views than what normally results from using most tinted films .) The actual light reduction difference between these two films is approx 9% with the reflective being the darker of the two and comparable to a popular dark grey low reflective shade that's also widely popular . Any one requiring some unbiased comments regarding this subject are quite welcome to call me . Although I live in Tasmania , I do offer my services not only Australia wide but also overseas if the need arises . As to the life expectancy of these products . As these are manufactured world wide , the quality ( or lack of) plus the degree of experince and willingness of the installer to make sure they want to try an do a good job ; can make a Hugh difference to the last -ability . Keep the brick, please don't paint or render. Both eat into your budget (rendering in particular is not cheap), and will mean more ongoing upkeep (render still needs to be painted on a regular basis and with a two-storey house, that is a lot more work). Our house is rendered and we would never have it again. Whenever the house moves, the render doesn't, so is prone to cracking or, over time, pieces even falling off. Even subtle movement can cause hairline cracks, which means regular patching and painting. Quite frankly, most people render an older house to make it look modern, but when rendering becomes passe (which I think is already starting to happen), then the house will look dated again (and render is almost impossible to remove once its on). Also, if you're in an area prone to termites, termites can get in between the render and the brickwork and you won't see the telltale signs of "mud" at the access points to let you know they're there. As far as the rest of the house goes, I totally agree with what Timandra Design recommended.

What you are looking for is called a roller blind box cassette with side-channel. They are manufactured by a number of companies. With many you will have a variety of fabrics, both thermal backed and holland blind fabrics. Though it is important to understand that they are often supplied as a complete solution from the manufacturer and so fabric choices may be limited for each 'brand' you locate. Things to look for: You will need to specify that the unit be fitted with a 'fully enclosed head-box' This is important, otherwise you will get light seepage through the top of the blind. The side channel guides should also have 'brushes' - Once again to prevent light leakage from the sides of the blind when in the channel guide. Many of these will have motorisation options as a common application is home theatre window covering solutions. Motorisation will add substantially to the solution cost. Hope this helps.. Nancy :)
