Comments (51)siriuskey, Yes, the courtyard is open to the sky (no roof over it), I assume this is what you mean by double story. Ref. below photos, I would love to get this look, especially the first and last photo, where you can see family living space from the first floor. I can't achieve this in my plan as it eats a lot of floor space upstairs. The referred plan (photos) has a very big void combining staircase, hallway and dining area. I know it is not easy with cooling and heating when you have such a big void. So, I explored a few ideas (with my limited knowledge on this topic) before achieving the current floorplan. I have also thought about, in my current plan, extending the void on the staircase to the dining area (it is more like L shape) but i wasn't sure if that makes any difference. keen to hear your thoughts....See MoreHow can I improve this floor plan to be more open and have more light
Comments (18)I would re-evaluate my brief, my budget and my site. It is another case of trying to squeeze too many rooms into too small a space and compromising the living space. If you draw furniture to scale in your living room then you will see that it is undersized for a four bedroom home. With the best orientation going to the garage door and bedroom 4 I would look at a complete redesign by pushing some of the bedrooms to the rear, and a central courtyard to give you an opportunity for north facing light to a living room. There is nothing nice about the current design and will feel like an apartment with little resale appeal. The designer has shown no flair or imagination in this "gun-barrel" floorplan, and is a variation on a concept that has been around for centuries. But your biggest problem is the number of rooms. Do you really need 4 bedrooms plus a study and 2.5 bathrooms, a long wasteful hallway, and only one modestly sized open plan living area and kitchen on a narrow block? I would start again with a smaller brief and a designer who can challenge your thinking about what good small house design actually means. Small house design is the hardest to do really well, so don't use a large house designer. Comments (18)Sorry in My sketch I dropped off front rooms when I enlarged to sketch. In terms of size, I have family of 5. My house has 3 kids bedrooms roughly 3x3.6 including robes. Master bed is larger with two robes and room for a chair. Family bath with shower and bath and 1500 vanity, Adjacent powder room. Second bathroom is shared with laundry, laundry is 2.7 m long along one wall, as we converted laundry to study as I work from home. Works well. Kitchen dining, has room for desk off kitchen. Lounge 5x5, sunroom 3.5x4. Hall has cupboards along it for storage, prob 2.4m in length in total. This works well for us. Important to have 2 toilets accessible to whole family and 2 living spaces. I note my husband grew up in family of 5 with house half the size. Comments (7)having changed hands three times in five years suggests that there are more problems with the house/location than the floorplan and a block subdivided from a larger block is likely to be surrounded by close neighbours that would restrict passive solar design option so my suggestions include two bathrooms, open plan kitchen and living room with separate family room and, subject to front setbacks and local regulations, an entry porch, carport and landscaping to screen western sun and suitable skylight locations, insulation and reverse cycle AC could help brighten and temp control (and based on available dimensions of the other rooms the original dining room should be about 5m not 4m long)...See Moredreamer
