I am not the best person to comment on lights but would a few downlights be the go or one of those integrated heat/fan/light things be best in centre. Also a lot of people have task lighting......so lights just above the mirror for makeup etc. Personally too bright lighting while doing makeup sends me into a spin as I look like i have about a month to live! I hadn't thought of approvals for my proposed window - so thanks for that. Must keep that in mind. My bathroom is very hidden and looks nowhere in particular. It is all looking good. On another note my friend got a heated towel rail and much as I hate wasting power it is fab. Our towels seems to stay dampish in uninsulated BV '60 box in Melbourne. Also i would have a look in bathroom showrooms for some ideas too if you have any handy. Or buy a bathroom specialty magazine. It is going to be so nice this bathroom. What tiles etc?

A three way bathroom can cost twice as much to tile than one large bathroom, ( sometimes more, depending on your tiles, there is a lot of cutting, it is in fact 3 rooms , each with its own tile bed, if you are doing it yourself, have a tiler give you a quote before , if you are having a professional business renovate in Sydney about $ 30K for all labour only. for a 3 way , this should be about $ 22/ $ 24 K for one large room, with nib wall vanity to toilet, niches to shower and bath, anything cheaper we would have doubt about quality of waterproofing, tiling, sound insulation To make a decision, go and sit on the edge of your bath by yourself and visualize your finished bathroom. one large ( less expensive room, ) or three small rooms. ON paper ideas can be appealing. Buying at the place where trade buys can keep cost lower. e.g Kaldewei Eurowa made in Germany steel bath 2.5 mm thick $ 400 You state it is your master bathroom,to us your master bathroom should have the look, if you go to sell your home this could make/ break the sale. Back to your vanity, the larger vanity will make the room look cluttered. Ken Evers

Your mockup scheme is similar to our master bathroom we just completed - photo below. I know you mentioned storage being a concern - our mirrored cabinet has offered an amazing amount of storage in a very small space and also helps bounce light around. I was worried about black taps etc too so we kept chrome fixtures but added in a matte black candle and black potted orchid to create a similar effect which we can change out later on. Our floor tiles are dark but because they are semi-polished they actually bounce around a lot of light and don't make the room feel dark if that is a concern. We also have a huge fiddle leaf fig in the corner (not pictured) which adds a really nice feel to the space - a plant like that could help bring in the outside greenery in your bathroom. Instead of the storage tower you have to the left of the vanity could you do say some floating wood shelving, possibly with baskets added for more hidden storage? You could also bring in the 60s theme with what you displayed on there eg. photos as you mentioned? In regards to the window - a previous house we lived in had a window at about shoulder height in the shower - as well as letting in heaps of light it was amazing for storing toiletries etc!

As previously mentioned, not traditional baths can be a nightmare with kids, so if kids are on your agenda, have a good think. Also, if you are not going to stay in the house for a LONG time, consider resale. Parents look for traditional baths for young children and non-traditional bathrooms look good, but can be a real turnoff. If this is your forever, no-kid home, go for it. If not, perhaps reconsider. I am also wondering why you are looking to spend so much on a bathroom that you will not be using (apart from the bath)? Just be careful you haven't overspent/overcapitalised on a portion of the house that really only needs to be functional and modern. People might love the bathrooms on the block, or whatever, but they buy houses in their price-range with functional amenities. Just some food for thought. Good luck with the build.
