Comments (25)Emily A permanently roofed al fresco will reduce some summer heat gain (although sitting out there may be uncomfortable) and will do the same for winter. From scanning the comments it appears that you are at a point where you can still may major changes; I cannot recommend strongly enough getting the orientation of your new home right, it will be warmer in winter, cooler in summer and be significantly cheaper (if not free) to run with some appropriately detailed insulation. I do understand the appeal of a floorplan that seems to be all you have aspired too but have seen many a case where people have later regretted those decisions. If you are unsure about the pros and cons of various floorplans then get a design professional (building designer/architect) to give you guidance on an hourly rates basis. good luck...See MoreNew House Design
Comments (17)your new plan is so much better but I could'nt find the lift?? and have a few suggestions to consider ....if you rake the roof and ceiling in the stairwell to parallel the main roof the stairs could be less intrusive in the garage and living area, the downstairs toilet could be in the storage area and should include a shower (for washing off after dirty garage, shed and yard work or a future pool?), the upstairs south wall of the stairwell would enclose the western deck and the roof could extend down to create a front porch and by rearranging the western stairs there's easier access to the office and space on the western deck for a sitting area ..the separate toilet in the ens and small shower is difficult for elderly/disabled use or assistance from carers so i've rearranged the ensuite and wiw and created a loo with a view, added a door to the laundry so your wife's clients won't need to walk through the laundry if they need to use the bathroom (what furniture or equipment does she need in her office?) and by rearranging the biw bed 2 is bigger but i've omitted the tiny cabinet in the bathroom in favour of more space in the kitchen but arrangements of the kitchen needs more personal attention to suit the users...you may need fire shutters and want window coverings so making the living room doors narrower would also allow space for a fireplace and TV located so the furniture can face towards the views with stack back space for curtains and an alcove for the study nook and twin garage doors would allow for a central support column and make sure the garage doors are taller to allow you to drive in with loaded roof racks and roller doors or fire shutters for the alfresco would add extra security...See MoreNew Home Designs

Comments (114)Ground floor we are thinking of going with this one. I am not worried about northern sun now, as with our landscape it is bit hard to try another shape and we feel like this layout of kitchen/dining/living gives us the most usable space. We might put a tall window above the kitchen bench instead of an overhead to get more light in. I have added a hall way table at the entrance, A bigger study/office, Linen/broom/storage space, laundry has external access. For the First floor we are leaning towards this one, which gives more space and big robes in bed2 and bed 3, also a WIR for his&her. 1800mm vanity, walkin shower and bathtub, a small balcony enough to put chairs and a small coffee table, we may make the balcony a little bigger as the master bedroom is now 4x4.7m. What we think is with this configuration 3/4 people can use the family bathroom area at the same time. I am not much worried about the bed orientation, this configuration work for us, anyone buying, its big bedrooms, they can put it anyway they like. Thanks to all specially to @oklouise and @differentways who went above and beyond to draw the designs for me, we wouldve put the toilet at the bath with window as differentways. suggested, but. then its too messy with robes and bedrooms get small., We dont want any robes sticking out, a wall to wall robe will give that luxury feel. We also like @dreamer ensuite design but again i think this one gives a different feel, something out of the box, what we usually see like in hotels. Also thanks to @macyjean & @Kate some of your advices were very valid and got us rethinking a lot of stuff. And thanks to all the others who spend there time looking at the design and reading the long messages and giving there much valuable opinions, every little suggestions are important. I know its not finished yet but we are almost there, if there is anything to improve or if i miss anything please let me know. We really value your thoughts and suggestions.
