Comments (6)Thank you Tilda :) So we have an artist called Geoff Winckle, he paints beautiful landscapes and has some pieces which have an alpine feel. I have have attached one called 'Afternoon Snowscape'. I think the warm tones in this piece would complement the cooler tone it sounds like you have chosen for your walls. I've also included 'Sunset over Rocks-Mt Wellington, Tasmania' by Jacqui Cleijne. Comments (8)I have been planing my new butler's pantry for a while and here are some of my favourites. My space is 2.8m x 1.5m (L-shaped). I am having 450mm wide bench with open shelving top and bottom on the long side (maybe one row of open drawers like in first photo), 650mm wide bench at the end with sink and cupboard below. I also have a small alcove on the left which will be used as a broom closet (easy access for spills). In your case I would run the bench and overhead cupboards from the window, along the right hand wall and back around to the door. You could then have a study desk under the window with the natural light. You may also have room to put a fold down ironing board cupboard all alternatively put in a pull out ironing board in the bench that returns near the door. Comments (10)Hi Jammomuzo It is always a great experience planing a new home, a great chance to look to the future and hope for great things, and its good to see the great contributions of ideas that you have received so far. The initial ground floor sketch plan that you have shown seems to consider orientation some functions with a plausible response, however I think your greatest asset is the brief, your five pages with ideas would be a good indication of your expectations, that would be my starting point with your design. Then there is always the consideration of site location, time frame, budget and non negotiable 'must have' spaces, and the expectation of all stakeholders in the project including pets if you have some. I think that you upstairs expectations are achievable, however I think that they should be planned concurrent and relating t your ground floor design. Looking at the ground floor there might be a few things you like to consider; The position of the stair on the north side, and the single flight. It might be better if you could relate the stair on the south side on the service areas and retain north light in the main living areas. Also a stair is always better with a turn and and a landing - less distance to fall, stairs and accidents go hand in hand - reduce the risk. I like the location of your guest room - cannot tell from the drawings if you have associated a bathroom or en suite with it. It wold be advantageous to have an en-suite of a small corridor so that your guest have some privacy but still be usable by the rest of the downstairs populous. It might be good to get a door from the Garage - thought a ventilated airlock - to the rest off the house. I think you have placed a hot plate or a sink on your kitchen front bench. In an emergency like a fire, instinctively one goes from the fire to the sink. It is always best to have the sink separate from the hot plate by one working station - about 800 to 1000 mm,and on the same side, this avoids the accidental spill of oils in an emergency especially if you have young children that travel very quickly around the kitchen. There are many factors to consider in a design, it takes a few revisions to obtain something that you are happy with. I hope this is of some help, it would be interesting to see the elevations and how the house develops its its character, considering that that is your intention from you initial elevation. I think to get a better understanding you would need a few 3D accurately generated computer views so as to fully understand how the spaces might look and work in the final arrangement. Comments (28)I have to put my hand up again I love builders and they are the to go to guys to build things but designers they are not, if they are given a plan already designed they have the know how to make it happen. My problem with your house is that when the last extensions were done the family room ended up in the middle of the house surrounded by other rooms, this could have made everything quite dark and closed in. I have removed bed 2 for this reason so that the space can be opened up for more usable area plus a larger entrance and more light inside. Bed 2 can be replaced with a much better master suite using the living and dining to allow an ensuite and WIR, this to be done when needed and money allows for fit out of the ensuite but until then it's a wonderful Master bedroom. For now the existing dining can be opened up or not to the narrow passage , to be used for kids play room/study or guests. Changing the entrance to a bigger wider one gives great street appeal and easier access whether it be by stairs or ramp. I prefer the laundry where it is close to the bedrooms, this can have another much needed WC and even a shower using the existing plumbing from the bathroom next door. This laundry bathroom should be setup with possible wheel chair use in mind, The washing machine and dryer stacked and installed into a cupboard using one of or similar easy ducting systems which uses a 6" flexable tubing up into the ceiling and across and out down through the eaves. cheap and easy, no expensive dryer required. Also the current access to the bedrooms is in the wrong position making it a hike from the entrance and kitchen to the WC, changing it to the other end makes for better access. Importantly the kitchen to remain in the same position but removing walls to open up and adding a 1800 x 900 x 3 x 600 pot drawers for great storage, The 600 Pantry will double it's storage by simply adding drawers. plus so easy to find things Try to re use as many doors and windows as possible and making them as large as possible in the family kitchen space. Lovely sliding doors from the current living room verandah adds a special touch for either living or bedroom, with the entrance moved that verandah is now a usable space for chairs and small table. Your builder is the one to deal with any load bearing wall situations and I'am hoping by retaining the dining room wall or part there of will still work cheers...See Moredreamer
