I would start with making a decision on the carport first. Start by talking to the council as you may not be able to do a double carport (and the single carport at your neighbours looks like a tight squeeze!) Also as Missmel said you should probably also make a decision whether to paint or not early on. If you are going to go with carport, paint, new awning and possibly porch windows you are getting into a whole new look so I would start talking a professional about the best way to design it. As an alternative to the porch enclosure could you get the front windows double glazed to reduce noise? If it was my place I think I would only be changing the awning, paint the fences, landscape, and maybe do a single carport if its really needed (plus the tiling etc that you mentioned). Some new fretwork might be nice too. To me the main thing to change is the bullnose, as you said its not original and it looks heavy and dominating. You will have to post some pics when done I will be really interested to see how this all turns out.

Hi, You've received some great ideas above, and definitely landscaping will play a pivotal role in softening the facade of your house and providing street appeal. As you are looking to sell it's important to look to the street your building on and the colours of the houses around you too. Will you be having the front facade fully rendered as above? If so keep the tones neutral to appeal to a wider market. This size house is probably going to appeal to a professional couple which means they will want something with not too much maintenance. A colorbond roof is a great choice for security and ease of maintenance. Choosing a charcoal like Monument for your roof and gutter adds depth. Consider Surfmist for the Fascia as this will lift and lighten the front. For the Front Portico Piers I would choose a contrasting render colour to add depth to the design. Your window frames should match your roof. If you do an Aluminium framed front door this colour will be the same as your windows and you would want to match your front door to it. If you do a timber front door frame you can paint your front door and frame the same colour. which will be more consistent and appealing to the eye. I wouldn't suggest doing anything too wild colour wise for your front door as you have a narrow facade and it will polarise buyers. Keep your garage door as close as you can to your render colour to give your facade the illusion of size. An exposed aggregate driveway in a colour such as Labassa would pull it all together. Depending on where you are building, the other consideration is Developer Guidelines. If you are doing a knock down rebuild this won't affect you, however if you building in a new estate your Developer may require you to stick to a colour palette they have created. Nerida, I would probably use Dulux Vivid White, which is better than Dulux Whisper White for trim as it is a purer white. Woodland Grey will work with gutters and downpipes, although with the yellow tones of the brickwork I would get samples of other colours in the blue/grey range which will counterbalance the yellows. Colorbond Deep Ocean and Colorbond Ironstone could be options. The underside of your verandah looks like it may have been stained timber at one stage, but has been painted brown and concealed any grain? I can't quite make it out from the photo? If this is the case then consider a fresh paint colour such as a quarter strength of your gutter and downpipe colour. There is no rule saying that all eaves have to be white.
