Just a thought i would have put decking to one side and only had one side with stone and plants as putting the decking in the middle looks like a runway. Just my opinion. Black stone would look great instead of white. And painting the back bricks would have been better with a darker colour to make timber "pop" like the colour of your fence or black like the posts. Comments (10)I would also go the the majority and paint first. Low VOC paints are also the way to go and as mentioned new carpet also emit toxins etc. so don't leave things to the last minute and keep things well ventilated for a few weeks after completion. If the robes are sliding doors they don't usually have backs so you need to paint the walls before robe installation, believe me as a pro i have painted many the inside of robes, you will have a neater job and save time. Some wardrobe companies insist on the installation prior to carpet so you have a better fit to the floor, so check it out prior to timing the carpet. So paint first, asked your robe company if they have a preference and if not, carpet then robe. Hope baby arrives safe and healthy ready to enjoy the new environment you are making. Comments (11)Thanks for these wonderful comments everyone! These are really good and provide me with some great starting points. A few of you mentioned budget. We are thinking 300k to 400k would be good, but I'm not sure if this is too much or too little. We are based in Melbourne if that helps. We will definitely engage a building designer rather than architect mainly due to costs. The suggestion of a brief is good so that we have a clear idea of what our goals mad requirements are. Neighbour wise we should be fine :) I hadn't considered asking them if they were interested in renovations as well. Wow, that plan looks amazing! Can't believe that you create that so quickly. I'm sorry I couldn't get to answer your questions in time. The easement is for drainage. I believe there is a large drain likely sewer line running down the side form memory. The walls are all brick. Double brick. Roof is tiled and floors are hardwood timber except in existing kitchen and toilet areas. I should have added we plan to knock down the existing garage and use the space for backyard. Can't build on it because of easement. The land slopes very gently from the front to the back. The height of the floor at the dining room I would guess is 50 cm higher than the ground outside. I can try and take a photo today. We were thinking we would try to keep as much as possible of the existing walls, like you have suggested except the bathroom laundry kitchen and possibly dining. although it would be nice to have the main hallway width wider. but I can see then that you would lose quite a bit of space....See MoreWhat should we do with our front door?
Comments (18)I love Julie Herberts classy ideas ! I am budget , cheap , sorry value for money . Without seeing the rest of your house , and the fact you have some grey ( everyone who paints grey should be arrested IMO haha ! ) , you need to do something . And that something is pretty easy . A couple of litres of the brightest Sunshine Yellow paint . Paint both sides of the screen door ( don't replace it -- it's budget we are looking at here ) ; paint the front door Sunshine Yellow ; paint all the white around the side-light windows in Sunshine yellow . Done . Or if you really want to go classy , go yellow as above , get 5 or 6 lengths of 40mm x 40mm timber , plane or sand the sharp bits off the corners , stain them a nice rich light-to-mid-brown , and screw them vertically over the side glass ! Colour and class , for under $500 ! The problem is you will look at a few other ugly windows , and put those wooden uprights over them too , and even try and hide some of the grey and beige with them too !...See Moresiriuskey
