Starting Open Plan Living Room
Comments (25)Hi 18. The apartments were completed just 5 years ago and good quality carpet is like new. It's weird to have just a sliver of kitchen tile to define the space as it's very restrictive. The dining area should be next to kitchen, so that's another challenge, as is the bathroom that's not really private. I've lived in the building since it was new and love all the facilities, and this is one of the better floorplans. I love the sofas and wonder whether just one would work better. It's 5 weeks till I move and now have offers of help. Whew!...See MoreRenovation dilemma What should we do with this area
Comments (3)first things first - 100% agree with Retro - don't focus so much on the nitty gritty on the cosmetics for now, rather focus on an overall masterplan for the property as you said the residence requires renovation. How you manage the stone walls to the pool is honestly the lesser of your issues here (you can deal with that one way or another depending upon certain preferences and budget............but clearly the bigger issues is the obvious awkwardness of the pool location and access in relation to the home - most likely an afterthought dropped/squeezed in the back...... what you have here though is great opportunity to improve the relationship of the interior and external spaces - this is way more important as a priority as it will make the most difference in terms of your overall living experience/enjoyment/functionality (and property value one way or the other) than the cosmetics. So if you can't see how you're are going to achieve that yourself, I'd be suggesting you best seek some Pro design consultation that deals with the renovation scope & covers consideration of landscaping /external elements/spaces that properly negotiate the site levels and better link/integrate everything in together....of course budget is always a critical factor/controller.... Hope this helps steer your focus in the right direction.... Best of luck PD :)...See MoreOur Reno floor plan - what else could we do?
Comments (7)I would be looking carefully at your bathroom and powder room arrangements, especially with the shower and water splash distances. I can't see any shower screens to either shower? As it is drawn I hope you like mopping floors after every shower. For a family home there will be privacy issues when someone needs to access the laundry, while another family member is having a shower. I would separate the laundry and family bathroom into two distinct rooms as the current design is a compromise. With space so tight the second shower in the powder room seems excessive, and it is so small it is not very functional. You need to think carefully about the freestanding bath, the space it takes up, and the cleaning around it. A more traditional bath hob will give you fewer compromises in other areas as it will take up less space. Have you considered flyscreening with your bi-fold doors to the rear? Have you considered how you are going to furnish the living room? There is lots more, no doubt other Houzzers will pick up on. Comments (32)I would prefer to see both ceilings matched with shiplap, to help tie the space, we all tend to look up. This would also mean that the wall between both rooms can be removed and therefore make the room appear bigger, as the height of the ceilings in each room will make them appear smaller if the wall isn't removed...See MoreJen Cam
