Hi, I had a Spotted Gum Timber Floor ( 10mm Real Solid Timber Single Planks ) in a penthouse apartment for 8 years . It was pre-coated in high gloss clear from the factory . When it was laid it was necessary to have a noise reduction 3mm foam under layer ( apartments underneath building noise requirement) . This method of installation actually made the floor very quiet and it also made it a little softer to walk over . When it got any scuff marks, they just easily wiped off with a damp cloth. When I sold the penthouse, the floor was in exactly the same condition as the day it was first laid - first class. It was only ever cleaned with a steam cleaner , no chemicals whatsoever . I would certainly recommend the pre-coated polyurethane gloss finish on the real timber planks to anyone, it was great ! You can just see a glimpse of the kitchen floor in the attached two images. Good luck with your specifying . High quality surface finishes normally stand the test of time . I have added a couple of extra images of the penthouse for interest. Spotted Gum is a great hard wearing timber with a Janka rating of 11. This means it is high density timber and won't dent as easily as softer timbers like American Oak. A polyurethane finish is the hardest and most durable timber floor coating and it comes in gloss satin and mat. The lower sheen's are more forgiving if you you have pets and young children. Bamboo is another hard product but only comes in short lengths so you would need to take that look into consideration when selecting. Some clients don't like the look of the short boards and consider it a cheap look. Others prefer the longer floor boards of timber. If you do choose bamboo make sure that you find out the coating used and whether it can be sanded and re coated down the track, as all timber and bamboo floors will need a touch up especially if you have pets. siriuskey, Yes, the courtyard is open to the sky (no roof over it), I assume this is what you mean by double story. Ref. below photos, I would love to get this look, especially the first and last photo, where you can see family living space from the first floor. I can't achieve this in my plan as it eats a lot of floor space upstairs. The referred plan (photos) has a very big void combining staircase, hallway and dining area. I know it is not easy with cooling and heating when you have such a big void. So, I explored a few ideas (with my limited knowledge on this topic) before achieving the current floorplan. I have also thought about, in my current plan, extending the void on the staircase to the dining area (it is more like L shape) but i wasn't sure if that makes any difference. keen to hear your thoughts.

Is it possible that there are floorboards under the carpet that can be polished? This would be ideal. Otherwise, as much as I love my bedroom floorboards, I think you should stick with carpet. You’ll never match the hallway exactly so it will always look a bit odd.
