Hi Joanna We love both! A common misconception we've found with freestanding baths and spas is that they're simply be too heavy to move around for cleaning purposes. To make cleaning manageable, our 100% Australian made baths and spas are manufactured using Gelcoat composite construction which is extremely strong yet not overly heavy (5mm thickness to ensure structural rigidity and increased thermal properties). So one of our baths is typically around the 40-50kg mark which allows most people to easily slide the bath out from the wall for easy cleaning access. Just to confirm I have taken the great ideas presented here as advice only and have no intention to do some dodgy diy reno's. With the exception of a couple of quirky exposed timbers as you can see in my pictures there are no other exposed beams. As you can also see from the pictures there is a large roof space on the right (east) side of the house but the ceilings themselves are flat with a slight dip on the north wall. Based on my own personal experiences I would have to agree with Two's Company that there is a tendency towards rendered brick in WA (although there are still many exposed brick houses in my suburb) while double enclosed double garages are also highly desirable. I would also agree that toilets within the main bathroom and non traditional laundries may be considered unusual by many (but not all). Ensuites with toilets however are still very common. Also due to the nature of our work we would prefer the laundry separated from food/kitchen area. For a 4x2 house it is only around 155m2 excluding carport/alfresco which makes the rooms feel quite cramped, hence the desire to open up the family room. However, as Two's Company suggests we will need to first get a builder/eng in to check load bearing walls etc as this will undoubtedly affect what we can achieve within our budget. Having said that I still excited by many of your ideas and with luck hopefully can work some of them into the budget. Cheers all :)

Dee re the sink in the laundry in my previous plan, I was hoping that the vanity basin might do double duty? But I must say that if the powder room can be kept separate that is my first choice . If the laundry can become a European Laundry cupboard under the stairs that would be excellent. Your lovely old terrace needs to keep as much open space as you can achieve as this along with the new extension will allow important light iback nto this space and by tucking the laundry under the staircase works towards this I just saw that you are having my favourite bathroom layout with the Japanese Shower bath set up, well done

TAKE YOUR TIME before you commit to plan. Don't rush and don't let others rush you. The section will talk to you and tell you what it needs - if you are prepared to take the time to look and listen to it. Where does the sun rise and set? Does the site face North, South, East or West? Where are the views? What direction do the prevailing winds come from? Are there any water courses that might cause flooding issues? What direction do you approach the site from? Are there existing trees or other natural features that need to be included and considered. What soil type are you dealing with - rocky, volcanic, boggy, clay etc. Make a list of all the things that you think will be important to know about the site itself for ever starting picking out floor plans. Once you have the answers to those questions, the type of floorplan you require will begin to automatically narrow a little, making your job a lot easier. When you have a good picture of where you feel your basic rooms might be best located, then work out a budget. Build in a contingency amount that you will not go above. THEN go and talk to an architect. I know, the idea of employing an architect sounds expensive and it can be but it can also be the best money you ever spend. Friends of ours have just built an architecturally designed home on a very modest budget and it is just the most wonderful wee house, with loads of unique features that had they gone for a standard 'off the plan' house, they would have missed out on. I'm not going to suggest the type of house you should have. You don't need to know that from me. Formulate what design types you like. Make a scrap book of colours and styles you like. When I read your letter, your thoughts seemed to me, to be all over the place. You are excited - I get that but start to control you enthusiasm and begin to narrow your focus just a little..... actually, quite a lot. I get that this is your dream home but if you don't focus, you can make it your nightmare and that would be such a shame. Start with the basic approach above. Listen to others by all means but once you know the basis of design you are going for, stick with it - and that's why I say to use an architect. A good architect will help you to focus. Best of luck.
