Comments (11)Hi Rozzi Klomp, I would not only increase the size of your kitchen, but I'd look at swapping your living and dining areas. The current layout looks to provide a very long and narrow living area (3 x 6m?). A great way to check how each 'space' works is to consider the furniture layout for the living and dining areas. This will highlight how each zone works individually, as well as how each responds/interacts with your views, the kitchen, and related circulation. Understanding how each space works individually, and together, will inform the shape and layout of your kitchen design. Considering this our suggestions are: Locate bench and cupboards along the wall backing onto garage (relocate laundry to garage 'store' area). This will provide you with additional storage and/bench space. It could accommodate the stove, wall oven, fridge etc. Increase the size of the island bench. This bench could be orientated to the view, or the dining area. This would depend on your preference for facing view or using the bench as 'gathering' space (cooking whilst preparing food and /or breakfast bar). Depending on the orientation of the central bench would it be better as an island or peninsular bench? Comments (45)Shifting the laundry will create a larger laundry and allow for a 'kids bedroom zone' with better access to bathroom for all 3 minor bedrooms. Place the rumpus where dinning is. This can be separated or use the great sliding wall/door idea. It also allows view from kitchen. I agree with moving the fridge and creating a more open WIP. This also allows for a WI Linen - which could be opened up to the mud room, or even a powder room. I found the front living room to be an awkward size and shape so did a slight rearrange in that area. This gives the Living Room access to the north facing patio/outdoor area, tying all the living spaces together while keeping them seperate....See MoreFloor plan advice please - would you flip this plan?
Comments (18)I'm no expert but just my thoughts if it was my house - The bedrooms are on the small side, so perhaps think about how they will be used - do your children need space to play or do homework in their rooms? Is the 4th bedroom for guests or will it be used as a home office? In bedrooms 2 and 3 the beds are below the window - are the windows high enough to allow a bedhead/to not lay down with your head against the window? What will be in the main bathroom - shower, bath, single/double vanity? What are you thinking layout wise? I'm confused by the kitchen, especially the pantry access given the corners are blocked by other benches - is it meant to be a walk in pantry or just normal cupboards? The hall is long and narrow and you need to go past all the bedrooms before you get to the living space. Not sure how well this will work, but I've only lived in places where the entry is adjacent to living space. Love the idea of having a separate self contained space for your parents - as others have said bathroom is too far from either bedroom, and the entry near bedroom could be an issue....See MoreFloor plan advice for x2 double story homes
Comments (23)A downstairs bedroom must be served by a bathroom not just a toilet. Toilets by themselves must have a basin. Toilets need some where to stand when you close the door. 5 years agoorientation issues with the garage on the north aside, it's kind of like it's all there but could nevertheless benefit from some further strategic internal tweaking.... but it comes down to personal priorities and needs... I'll throw the suggestion that perhaps rethinking of all the (generous) walk in robe spaces may enable some better solutions for a study and also a more streamlined primary hallway/passage that doesn't feel squeezed - 1m is too tight IMO in proportion/relation to the other spaces/rooms and a house this size - something like 1250mm/1350mm all the way through the main spine/flow would make moving around/through the house feel much more spacious/comfortable. Yes definitely get some furniture on the plan to help finalise and consolidate the layout decisions

5 years agolast modified: 5 years agofollowing all the suggestions ..some furniture to help understand room sizes, dining and sitting areas furniture in the family room would be interchangeable, swopping the powder room would allow for a door across the hallway to separate quiet rooms from the living areas but the study nook looks like it's meant to be part of the kitchen not a separate room and reducing the size of bed 2 wiw could allow for a generous linen and storage area, widen the hallway and add some extra space to the guest room without enlarging the house and making a courtyard garden on the north would create a view and have an alfresco on east side with the rest of the backyard for a lawn and clothesline

5 years agoHi BA, I have used Oklouise floor plan to add a few more ideas, the ensuite bathroom with shower and toilet sharing one space I took from New estates in Dubai UAE. The MFR opening to the family can be used for additional family room, media or another guest bedroom for visiting family. The family bathroom is done Japanese style with bath and shower sharing the same space, cheers
