White Windows would be great - would give definition and break up brickwork For garage, black against brown brick is a bit harsh - just built thought black Windows but went white with brown brick and ironstone garage door and red front door!! But manor red and ironstone colours match flecks of colours in my bricks

my MIL is one one those that won't fetch anything for herself ..she expects you to get up when she gets up 5-6am and fetch her breakfast..and it's no good offering would you like some toast as she'd be like oh no I'm fine.. you need to cook breakfast and plop it in front of her.. she wouldn't let me wash her clothes so showed her how to use the machine..she hand washes them and pop them on the line right on top of my rack of dried clothes..she took my clothes down so she had room to hang hers out..and of course her dripped on mine ..?? and if she dries the dishes she must do it intentionally to annoy me as it takes me ages to find bits and pieces to my rice cooker..?? amongst other things that happened .. my MIL is hated by all of his family..because she's the second wife..his biological mum is the best MIL you can have she's kind and loving not like this one..calculating ..stabs you behind your back and the list goes on.. my husband must takes after his mum..he's kind and caring.. thank goodness she's overseas now..only lose him to get twice a year for 10 days each..

We're looking into this but haven't decided if we will use these plans or use an architect with experience in passive solar design. I've started preliminary discussions with a builder who has experience with passive solar houses, although he predominantly does small scale volume building. Hoping he can bring his purchasing power and systems to this project but allow us the flexibility to create what we want. He's enthusiastic about passive solar design so that's a start. We haven't discussed these plans yet, but at a rough estimate he's suggested in the low to mid $300,000s for a 200m2 house including garage, polished concrete floors, reverse brick veneer, increased insulation, quality kitchen appliances, with BAL up to 19, static fire tank. Not including PV panels, driveways, landscaping. Does include hydronic heating. Of course it does depend on the finish you want, type of builder you go with etc. Could easily be much more than what we were quoted. A discussion with a different builder, for similar sized house, to increase insulation as required, $2-3,000, add double glazing, $14,000, polished concrete floors, similar to fairly standard tiles or carpet. These are very rough estimates. things that would also increase the cost, lots of glazing on north elevation, higher ceilings than standard project home. Large eves to the north, the room sizes are generous, internal masonry wall, draft proofing. Life time running cost would be much lower than conventional house. I live in a cold climate so thermal comfort is important.

Sounds like a great project with the potential of some nice views :) I would start by getting a good builder or structural engineer out to have a look at the walls that you would like to knock down. As if they are structural it would cost more to add some support beams and if your budgets $150K and you want to do all of the above it could take a chunk of your money. Sometimes structural walls dictate what can and can't be done ( without loads of money) to a house. I'd start with a builders quote for all the wall demo items on the wish list and then on top of the structural you would be looking at spending around; A small bathroom reno would be $20-25K with a bathroom reno company. DIY with a plumber and electrician. $10-15K. Kitchen $35-50K dependant on level of finish ( includes appliances) Flooring (Timber) $100-145 a sqm laid. Extra $ for any floor prep or levelling prior to installation. Carpet's $45-65 sqm laid. Gyprock line walls labour $75 an hour plus materials. Plastering internal walls after demo and gprocks completed . $15-45 a sqm. If you are really keen on getting the lower level extension and upper floor level done at a later time I would also ask the builder for a quote whilst he's on site. Having all the facts up front helps make decisions on what to do with reconfiguring the rest of the house :) good luck!
