Hiya! I would treat this as an opportunity to go totally steampunk! Put in a shutter, like the other folks have said, to hide the off centre window... then paint the bricks, and polish up the pipes and add a bunch of non functional complicated looking piping, with gauges and stuff. Of course, it would depend on the rest of your decor... I would also consider bringing the mortar up to brick-face level, before painting. If you went steampunk, you could keep the floor as is; it would fit right in! Get a sheet of copper or copper-look metal and hammer it up a bit and curve it slightly around the cistern IYKWIM, and hammer up a piece for a lid so you have access, (drop on lid, attach sheet to wall with dynabolts). Then paint up the pan in a nice distressed metal look, and seal with enamel clear lacquer, marine grade. Wooden toilet seat and you're 1800's sci-fi swish. I love odd rooms like this, because it's always going to look strange so you can make it spectacularly odd, instead of, 'oh dear, I tried to hide this, but...'

I have one of those Monika and I would venture to say that you wouldn't be able to cut it flat because with everything around everywhere having the waved top it would look really odd I think, and I doubt whether you would be able to paint it at least until the development is well over or you could find the developers all over you, along with residents who like yourselves have signed to agree to the covenants. A lot of people enter into these developments because there is a better chance of people looking after their properties however I will say that I am the only owner occupied in my part of the street, and I am forever weeding everyone else's garden, picking up the rubbish blown from the sea breeze on new builders not looking after their rubbish and the renters chucking empty beer bottles where they have sat on the steps drinking and throw the bottles into the garden and I actually water the rental alongside me as our gardens join, as yours probably does, and they refuse to water it. I want my place to look nice and if left to these renters it would look like homeless shelters. I think the tall pots and something like the black bamboo could look really good :)

Hi Blake, What an exciting time of your life. I would agree that painting the fence charcoal will be a great start. I would create a few zones. You like the idea of a fire pit, so get one of those fabulous metal dishes that can be custom designed such as Yarrawonga Custom Plasma Cutting does. You could put this outside the alfresco area and pave the space around it. PO Box designs do some amazing lazer cut decorative screens and sculptures. You could break up the fence and add more height and privacy by placing a decorative screen on it which can even be backlit to give a lovely atmosphere at night. Just be aware that you shouldn't block the neighbour's light, especially that high window which they wouldn't be able to see you from but will be providing important light for their home. I suggest having an edible garden. You can plant oranges, lemons and limes which are all evergreen, grow to a good height, and have the bonus of divine smelling flowers and fruit that you can use, and under them plant herbs such as rosemary, sage, and thyme. A bay tree is very useful, but they can grow huge so keep it in a pot or prune hard to keep it to a workable shape. You can use the leaves fresh or dried so cut away and give the prunings to friends! In a shady spot that you are happy to have anything grow, you could plant mint. It will spread but I use it by the arm full in summer in my drinking water, in salads and in fact most summer dishes, and even as fresh mint tea. It will bring in the bees. If you don't want it to spread them plant it in a tub. I would also make some raised beds for some home grown vegies such as tomatoes and annual herbs like basil and parsley. Water is great to attract birds and bees so find a small birdbath and place it by a plant so that the birds can feel safe. I have a lovely one that is on a pedestal with little wrens around the edge but a wide shallow dish on a ground of pebbles looks lovely too. It is lovely to have fresh flowers inside so adding gardenias, daphne, lavender, native shrubs like grevilleas, banksias, correas, bulbs such as daffodils and jonnies, also iris and roses are all lovely. You can train climbers up the fence too such as jasmine, wisteria, and native hardenburgia. None of these plants are difficult to grow though the citrus will like some frost protection to start and I grew them all with great success in the bitter frosts, a number of floods and the scorching heat of the North East Victoria. As you can see, I like my garden to be a work horse not just a show pony. If I am investing my money and time then I want to be able to get perfume or produce from each plant.

MB your subfloor ventilation sounds great and Im glad it's fixing the problem so simply. The reason why Im trying for a whirligig solution is that I favour a passive system, however if it doesn't work I'll look into what you suggest Siriuskey - yes to some kind of kit. I've already contacted a guy on Gumtree selling grannykit frames - he says for something to my specifications would be about $4000 for the steel frame alone. Would need to check engineering details - and the liveable sheds you've linked me to seem to have that all checked. Although getting a local Chippie to frame it all up on site - as Twos Co suggests - is probably the most economical option Two's Co - thanks for the feedback and the excellent checklist of processes. I've covered most of the concerns though - I've got the DA based on my own flimsy plans. Because it's relatively small, I was going to work with the builder directly and over-engineer it. I've since engaged an architect to do some handsketches and draft specs, which will be signed off by a structural engineer. It's basically a portal frame independent structure, with a 3 degree pitch skillion roof. The house was rewired and the wires you can see are non-live looms waiting for the extension! The sewer is not connected and that part was never plumbed in. There's good rear lane access, but for the purposes of getting concrete in, I'll most likely get a concrete pump from the front of the house - for $180 per hour they will save time and make the concreting much easier. The existing trench I got dug in because I had an excavator on site installing those lovely large concrete blocks you can see, for the retaining wall (500kg each). But that was 7 weeks ago, and the excavation has got too large, and I worked out for a very similar cost I can make the extension 1m wider, so why not. The existing trench I can fill in with the demolition rubble, compact, and filled with any fill waste. Two's Company, I'm on the fence about removing the existing Bedroom 3. If I thought it wouldn't add to the costs too much, I'd do it. One advantage is that I could then make the whole 9m long extension (Option 2) around 150 - 300mm higher, (ie a step up from the existing house) and thus avoid too much excavation and a potential pond. To answer your question about damp and moisture, the whole house is facing a hill with 7 degree slope, and fixing this has been the main aim of the retaining wall, however the runoff is only likely to increase in coming years. anyway here are a few photos. The site is still so messy because the demolition only happened 2 days ago - Im still tidying up....
