In the end I had to keep to a low budget as its unlikely I'll get it back in the sale price. What I want to do it MOVE it quickly, as the market is poor and we are heading toward Christmas. The first 30 days are VIP. So I did the following; -exterior eaves, guttering paint - whole house interior wall paint (grand piano quarter) and one ceiling - carpet throughout from Harvey Norman - verticals, as other spotlight/ikea options did not fit. I needed to have these made. - new lightfittings - remove exterior rotary clothes line, put an Aldi one that comes from one wall. - cleaning of pavers with high pressure cleaner (my new found friend) - cleaning of kitchen tiles and grout with toothbrush, gumption and patience (gumption is also my new friend) - new shower screen So there we have it! Thanks again for your help and colour suggestions, and multiple suggestions to CLEAN. This CLEAN priority cannot be understated. I considered staging the home however I believe as it is modest and first home buyer home and a new migrant market, it wasn't worth the spend. Fingers crossed!

Width: cover around 20cm more than your window at each side. Example your window is 200cm, curtains total width will be cover around 240cm. curtains will be around 480cm width in total after gather or with waves. Height: you need add about 20cm above the upper window frame, and fall along the bottom edge of the window frame or 25cm below. Example your window is 150cm height, curtains would be at least 195cm height or fall 2cm above the floor. We suggest you install the hardware first. Generally, curtain rods or tracks are installed about 15cm above the upper window frame. After that, different heading styles may slightly difference height. We have done a lot just like that. Typically we put a sheer on a track over the window / door and a plain thermal roller blind inside the frame (behind the curtain) The the same roller blind is put in the kitchen. This gives you the ability us the roller behind the curtain as a lining for night or cold days and creates flow between the kitchen and dining space. A thermal roller is very practical in a kitchen as they are cleanable and roll up out of the way when not in use. Here's a dining room that I did. In this case we used two different fabrics and both are in the dining room / kitchen. (in this example its not over a working kitchen space but it would work just the same) This photo shows how the linen drape and rollers mix over a door and a separate roller blind looks next to it. Its super functional, cost effective and right on trend. In your case I would keep both the roller fabrics the same. Hope this is of help :)

You will need double tracking or double rods . These will use double brackets which extend out further .If you are on a budget then Spotlight or Bunnings for the rods and Spotlight will have ready made sheers and classic curtains . I have just ordered double rods cut to size from Curtains4Australia and their prices were good . For the curtains and blinds look at BlindsOnline and their huge range . They will send samples of your choice out to you and have a range of fabric prices . I will be using them for the rest of my house except for the main sheers as I am after a particular shade and weave . ( I Seek Blinds - I haven’t used them yet ).
