Hi, I have to agree with rwalton5 with regard to the use of space set aside for the boot/ bag area. While the idea of the area is great, it really needs to be located in a more appropriate area of the house. Perhaps in the entry or laundry area. I do have a suggestion for your choice of fridge. I own and operate an Agri tourism business and was suprised when setting up a commercial type kitchen at the reasonable cost of commercial fridges. These fridges are built to take the wear and tear of busy kitchens with multiple users, much the same as a large family. I was able to store large water containers with tap, large platters and large plastic tubs to house fruit and vegetables. I can remember thinking at the time how ideal this option would be for a large family. I was able to install a much larger commercial fridge at a lower price than I could buy from a regular retailer. My thoughts are that you would then be able to fit a large chest freezer in your butlers pantry. While chest freezers are not fashionable, they provide the room you require for buying / freezing bulk groceries. Good luck with your plans!

Hi Deanne, When you say you are doing the kitchen, does that mean you have to do the planning (design) and specifying of it also? I would have thought Storybook supplied a home with the (kitchen) plans included? If not, your builder will be able to guide you, however here are a couple of tips... 1. Choose your appliances early AND STICK WITH THEM. Often individual appliances have specific needs outside of standard eg power requirement (over 10amps), rangehood ducting direction and type, clearances to overhead cupboards, water to fridge etc. 2. Using the appliances, work out the layout (design) of the kitchen and where you want the cooking, cleaning, fridge etc. From there you need to work out power point locations for all appliances (many people forget the microwave) plus the everyday items like phone chargers, toaster, kettle etc. 3. Go to kitchen display showrooms such as Laminex. They have completed kitchens on display where you can understand the difference between a waterfall end (benchtop style), a shaker profile door (Hampton's style cabinet front) and play around with colours and finishes. 4. Put it all together in detail and you have created a specification! Re finding a builder, I agree with the above. Get a couple of names from Storybook as you don't need beginner mistakes, and go with the builder you guys are COMFORTABLE with. Price is only part of the journey. Good luck with the build.

Hi there Nick, looking at your photos you look like a modern hamptons family which is lovely, do you live in a warm climate. I did like the photo you posted of the open plan living and think that you are on the right track with interior colours I have marked out how I would like the first floor, I have moved the kitchen to the end wall to line up with BBQ outdoor kitchen, plumbing for this would have easy access via the garage below. The white tiles look lovely and hard wearing for the entrance foyer and Rumpus room, the stairs in timber due to the amount of traffic even continuing in up stairs foyer kitchen dining living, Carpet in bedrooms and downstairs theater. Kitchen in white but possibly Shaker style white doors these are very popular. Using existing sliding exterior doors if possible from kitchen.Dining to verandah, I think this ceiling would be best kept white to help reflect light back indoors, the tiles appear to be in good order but you might consider changing these along with new upstairs flooring Some where for a laundry shute would be handy, actually a Dumb Waiter so you could move the laundry with ease both up and down! The roof painted a soft colour, grey/white or off white, the verandah railing could be the same colour or you could do glass. What we try and do in a professional position, is take the time to identify,clairfy and extract the underlying goals and the specific needs of the owner.....every situation has different and varied (intimate) order of priorities for different aspects/details/functions etc....eg storage for some people is more or less important, same goes for benchspace, or fridge size or any other detail......but until we understand this order of priority of the owner, we are just comparing different sets of personal opinions, and one suggestion is not necessarily any better or worse than the next........this goes for all types of design situations, whether fit-out like this or say the larger scale complete home scenarios.......in my opinion, having the capacity to set aside personal preferences and focus on getting inside the head of the client/owner is critical/key to productive design assistance & support
