I had to settle for a shower for years and years because the place we lived in only had a shower although my showers are deefinitely not a three minute person, more like 15min ha-ha I too decided on a spa bath in our new build, one that is big enough to fit two people but is simply a bath shape and I'm finding it hard to get myself back into baths because of being used to a shower for so long but I don't regret it either. I used to read the paper in the bath back when papers were what was around back then and I do miss that ha-ha

I would be inclined to go with an unobtrusive light since it's the living room and anything too dramatic or a hanging pendant may interfere with your peripheral vision (or otherwise be an annoyance) when you're watching TV, etc. Also, being so near the sliding door, the wind may cause a hanging pendant to swing quite a bit which will cause the lighting to be constantly shifting and changing which I would personally find annoying. I'd go with something simple and subtle, but look at getting a tall standing lamp for the corner near the sofa (or possibly at the other end of the floating TV cabinet). In terms of warming up the apartment, I think you need something on the bare walls. A smaller picture above the floating TV cabinet will help to take the focus off your TV. A larger art work behind the sofa will also help to add some colour and personality, especially if it picks up some hues from your sofa. If you don't like the little Buddha statue, I would look at adding one or two other items that you do like (perhaps picking up colours from the wall art) and making a little vignette. A couple of colourful cushions and a storage solution for the wires, games console, etc on the floor would also help to bring everything together. Something as simple as a woven basket under the floating TV cabinet might help to keep the games console, etc in place unless it is in use.

Hahaha, Vy! You drive a hard bargain. Yay for you! :) I've been feeling a wee bit testy with my ADULT children whom: leave lights on in rooms they have vacated before going to bed; close the only door to room where the cats' litter box is and I step barefooted onto cat crap the next morning; forget to refill outdoor water bowls for THEIR dogs; miss their turn to empty/refill afore-mentioned litter box which THEIR cat also uses; stand in front of an open fridge whilst carrying on a lengthy debate about the NBA, forget what they opened the fridge for, shut it, remember what it was, re-open fridge door...then, and I kid you not, re-start the whole NBA discussion AGAIN! But it will be okay because my dear hubby just poured me a LARGE alcoholic beverage and he's gone back upstairs to continue watching the NBA games with afore-mentioned adult children.

I think the main thing for you to consider is that you do have views that should keep any buyers happy. Could you make the up stairs a den area with bedrooms for quiet times and use the Rumpus as family kitchen. You could enlarge the kitchenette to include and outdoor kitchen BBQ to accommodate the family for now. A garden if well thought out is a beautiful view. Also keep in mind it's great to be able to convert a house into two livable separate spaces for when things reverse and the kids are looking after you, you down stairs and them up, that time does come and sooner than you think. Also offers good rental opportunities for extra income cheers
