Hi Aleta1, youre getting down to the nitty gritty of Interior Design now. Choosing the perfect colour involves addressing many issues...size of your windows, orientation of the house, height of ceilings, size of rooms, purpose for room to name a few. If you have the time I recommend getting a sample pot of full and half strength and try it in a couple of corners of each room. That way you can see how the colour looks at different angles. Hi there Victoria, Just trying to add a few more ideas, with a separate Pantry/Landry cupboard (this can easily be ducted and when the doors are closed very quite). Fridge and appliances all along the wall, the island can be what ever size you would prefer. It would also be nice to have a computer desk next to the kitchen by the window. I would also prefer the living area off the sliding doors to the alfresco area Bedroom 4 could have full height sliding doors coming together at the corner this can be close off or left open for times when extra space is needed for the family. And built in Wardrobes in the master would work best, just have something that blends in and looks special.

Thank you siriuskey. Yes that's what I was referring to, but I think I wasn't giving credit to the island sink, which would also serve for food prep. I was thinking about efficiency from my perspective. Euro bins next to sink in island, would be beneficial for ease of handling waste. Another consideration is: when using cooktop and extraction fan, will noise from fan interfere with person in study? Also, will steam from say, boiling water steam bother anyone using the study desk? I am not trying to throw cold water on the plan by my questions, I'm merely trying to imagine diff scenarios so as much as can be taken into consideration is. I have a glass splashback behind induction cooktop and a very effective extraction fan; however, when a large pot of water is at full boil, the glass steams up something chronic and I have to constantly wipe it and the underside of exhaust fan or else water drips down onto the cooktop (and any food I'm cooking).

Working back from your realistic sale price expectations you can set a budget for your renovation. I would prioritise the internal upgrades ahead of the exterior. If the internals really appeal, buyers may be more willing to accept compromise on the exterior. On the other hand if it looks great from the outside, but the interior is under done, it may turn buyers off. Marketing images of a great looking interior are bound to drive solid enquiry. Once you have the interior up to speed, you will know how much is still in the kitty to spend on the outside. At the very least get all the currently painted surfaces re-painted, which may also mean some substrate repairs given the coastal location and age of the building. If there is still budget remaining after that, consider your options for the brickwork. Maybe just a professional pressure clean will be enough to freshen it up? Rendering is going to be a big ticket item, so perhaps leave that to the new owner's preference. If an investor buys the property they may even prefer low maintenance brickwork. For colour advice, check out manufacturer web sites such as Dulux and Resene. Paying for a colour consultancy is definitely worth it if you are not confident with picking colours yourself.
