Curious about builds under trees

How does one manage to avoid huge roof clearing? Is there a better roof type that makes maintenance simple? We are in our 60's and are looking to build with the least maintenance possible.

don't build under trees, don't plant anything taller than a gutter or close to the building, use simple building shapes with minimal guttering..ie rectangle buildings rather than L shapes, steel clad gable roof rather than hips and valleys and no box gutters or very flat roofs...research gutter and downpipe screens although we've found our regular gutter cleaning service is the best way to keep the roof clean and any problems noticed before they become big problems ...our service uses a giant vacuum hose so there's also no mess and costs only $150 every 6 months and we're surrounded by neighbouring huge deciduous trees... check out yourhome.gov for passive solar design and plan for wheelchair access even if you never need it...our wide doorways, minimal steps, grab rails and tall toilets etc have been a great investment in comfort and look much better when planned in advance rather than added later....best wishes for your retirement home

Thanks oklouise but the trees are in the reserve next to our block & cannot be avoided but the steel clad gable roof is most helpful.

After I had finished my Archi Masters I was working for an architecture firm who also did a small amount of work for a volume builder. They were actually a pretty good quality builder and at least got the orientation of their 'pre-designed' plans correct. We had the ability to make minor changes to every job and it pained me to see so many simple to implement passive options not being incorporated. Had most of their clients known that they would be saving MONEY over the longterm by making a few minor changes to suit their site, they all would have done it. The problem is unless someone can sell this idea to them as a financial/lifestyle choice, many just think it is about saving the world. It is a no-brainer if you have in interest in it, but for those who don't know, there is no-one there selling it to them, especially on the lower end of the market.

http://pin.it/rpBnXNS Build something like this for the kids. You could put a sail cloth over the top or plant a creeper vine. Don't rush to plant things, work out a master plan and then do it on steps. On a slope like that you could easily have an above ground pool with decking that would look built in.

Hi Jasmine, I just want to ask you a couple of things re details in the plan an will post showing my concerns. Along the back wall, change the wall/panel on both sides of the fridge to 20, the wall would be approx 90?, this will give you an extra 70 space to play with, this would also balance the built in fridge between both sections of cabinets. As it is your designer has used the wall on the left of the fridge to line up with the wall of the proposed pantry, but I feel this isn't needed the panels will do a better job..without taking up more space and not looking so bulky. So now you will have extra to play with and could consider 900 x 2 drawers plus 900 cooker. What is the corner cabinet, it looks like having one door opening along the window wall? I have an 800 sink cabinet which has 2 x 400 doors which are perfect as they don't open out so wide into the room. would it be better to move the DW to the other side of the sink so as not to block access. 900 space at the end of the island is too tight and should be at least 1m The wall cabinets above the cooktop, are they all single cabinets?, it is more cost effective to use double, I ask this because the plan shows that two single or two double cabinets will be involved in installing the intergrated range hood.

i was wondering about a downstairs front door but then how would you use the upstairs entry and what about potential loss of the grandparents' bedroom and space taken away from the garage and storage... different internal stairs meant enlarging the whole downstairs floor area (and changing the roof) and sacrificing space needed for the new upstairs deck and future pool (and extending further into the yard encroaches on the neighbours' views) but the old front stairs can be lengthened to maintain the original look of the house and you'll find that friends and family will more likely come in through the garage or rumpus room and the old front stairs will be used for only very enthusiastic sales people and photo ops but you do need to confirm all the dimensions on the original floor plan as the room sizes are inconsistent and an accurate original floor plan (including exact location of doors and windows) will help ensure that my suggestions could fit with the least amount of alteration to the existing structure and may also invite different suggestions from other HOUZZERS and happy to redraw your plans if you can correct this copy

Hi alba. Trees can actually be part of a beautiful design with the right designer/architect. We have just finished a project adjacent to the park, and we designed it all around the trees, with views into the treetops, and trying to bring as much nature into the house visually as possible (as part of a 'biophilic design approach). So I would see them as an opportunity rather than a constraint :-) In terms of low maintenance, that can defitiniely be incorporated, e.g. the right roof pitch (so nothing stays on the roof but comes down itself usually), gutter selection/design (you want it so that no leaves can get stuck in there) etc. It's hard to give general advice, really needs to be considered during the design stage, as it also depends on the distance, type/species of trees, age, etc. Happy to help, feel free to send us an email/pm at MelbourneDesignStudios.com.au

Thank you for your input and yes I see the trees as an opportunity, hence our purchase of the property. However there are 3 very large gum trees virtually on the fence line and the previous owner informed us recently that he already had 2 limbs actually go through the existing roof. This has left me feeling more than a little nervous about a new build under the circumstances.

Yeah, I can understand the dilemma. If they are really close and large branches overhang, there is a risk of course that they pose. You could respond to that with the new built and stronger structure (e.g. building in CLT instead of timber frame etc) but of course that will have some cost implications. The other option is to talk to council and ask them to have the limbs reduced (or do it yourself), which is normally your right to do. But of course it'd be nice if you can afford to just build under (or remove for ease of construction and allow them to re-grow over) - like I said it can be done I think , but it will have cost implications... So it's really a balance of wants and needs I think.
