Comments (25)Hi 18. The apartments were completed just 5 years ago and good quality carpet is like new. It's weird to have just a sliver of kitchen tile to define the space as it's very restrictive. The dining area should be next to kitchen, so that's another challenge, as is the bathroom that's not really private. I've lived in the building since it was new and love all the facilities, and this is one of the better floorplans. I love the sofas and wonder whether just one would work better. Comments (20)Hi there Mel, with all the males in your house you can't hide the TV, we had a similar problem with positioning lounges and didn't want to replace our furniture. Our living, dining kitchen etc all have water views via big windows and sliding doors which really gives you great views while reducing wall space. We placed our sectional with enough space to walk behind it (we have full length timber venetians) in front of the 1st lounge window facing into the room. TV is on the end brick wall, we then have a couple of separate chairs opposite that can be moved if needed. I would agree that the best position for your sectional lounge could be with the back of the lounge towards the kitchen with the other section running along the wall. Keeping in mind the Males in your family (1) mount the TV in the same space on the small flat wall so that it can pivot, just thinking that the pool is right there, the boys could then have access to watching TV from the pool. (2) Put a low bench with storage in front of the window opposite the pool with the TV on this (they could still have access to watch from the pool.) not sure what window treatment you have in mind, you mentioned louvers which are great for air flow. Possible other is white internal shutters. A sofa table behind the lounge would add useful interest to the rear of the sofa. I agree with Domu & House Matters ideas. Comments (11)We built our house in 1975 and had a similar problem; A teeny tiny family room with too many doors. After several years of squeezing ourselves into this poorly functioning excuse of a "family" room, which has entrances in every corner bar one, plus an entry into the kitchen and sliding door to outside, in a fit of frustration, I decided that our under-utilised formal lounge/dining would be used as a living room with the TV, although we chose to keep the dining table in that room as it is a long narrow room. I made this change 26 years ago. The family room is now just a sitting area with one 2.5 seater couch and a side table at each end, no TV and is a great space for a few people to congregate in to keep the cook company or just to read. However it would have worked equally well with the dining table there. In any case, because of all the doorways, it is really just a walk-through area, but now feels spacious and "settled" instead of crowded and messy. Comments (55)Yeah oklouise that opens it up ...I'd Keep pool/poolhouse as is, but flip the kitchen back over so the island doesn't interrupt the vista down the passage to the pool, powder room could be worked in somewhere b/w MPR & Laundry. The adjusted stair however of course will change the upper level layout. Just a thought/question considering such a tight site, arguably a lot of unused side area that I understand is there to maintain rear access via garage, but as I see ripe for the design picking/opportunity should you concede rear access happens through the house. Considering your coming through the garage anyway you could possibly set the laundry up so that it runs lengthways down with the block and you essentially take over the external area with the flow of the laundry and when need be you access the external through the garage, into the laundry and then out - better use of the land IMO but as siriuskey said previously ultimately your home and your decisions/priorities :)...See Morebigreader
