So many good suggestions and ideas, thank you everybody :) partim I actually had the lounge room exactly how you described to begin with, I know it's hard to visualize through just seeing the photos I've put up but it didn't work as the couch coffee table and tv unit were jammed in together leaving little walk through space and there was a lot of unusable wasted space in the corner where the tv is. I contemplated getting a corner lamp table at the time but what we really need is more sitting space than table space. I changed the room around to this and we liked it much better as the window wasn't obstructed as well. the walking space between couch and cone lamp hasn't been a problem. The absolute last thing after rugs etc will be to move the bigger bookcase that's next to wood heater to another room and put an armchair there :) that will require renovation of the other rooms first. our records are all in alphabetical order and I love them but wouldn't display them any more than I have already as it's not a huge focal point. decoenthusiaste I love the idea of putting the small bookcase on its side behind the couch and could do this if I put a finish on the top and the base! unfortunately it will no longer be able to hold the records if I do that as the shelves are an awkward shape. (Smaller shelf is better for holding records to keep them in separate categories and keep them standing up than the bigger shelf) redpoint, I know! I've always been a timber floor person. When we moved in I was set on putting wood floors down in future. Although these tiles lack character, since living with them I must say the practicality of them outweighs the aesthetics of wood. I can move furniture around without scratching the floor and know I'll never have to ever sand and re polish the floor from wear and tear and they feel cool to walk on in the hot, dry summer. I'm leaning towards getting a sandy coloured slate put down one day. That should add more character to the place :) and my future tribal rugs will work either way. The view is fine, it's just a neat suburban street. I feel too exposed for now with the curtains open and would like a privacy screen put up with a nice garden bed as a view when we get around to re paving and landscaping. It's a southern view so the winter sun now shines through our front windows, which gets a bit bright at times. The brown rug was given to us as a stop gap for absorbing sound and catching the walked in dirt. If I moved it in front of the couch the "brownness" of it would hurt my eyes while I'm trying to relax in my little living space hehe I would consider cutting up the wall hanging or doing something else with it yes, good idea :) Zag Built LLC, I like the idea of a round or oval coffee table! I would be inclined to go with an unobtrusive light since it's the living room and anything too dramatic or a hanging pendant may interfere with your peripheral vision (or otherwise be an annoyance) when you're watching TV, etc. Also, being so near the sliding door, the wind may cause a hanging pendant to swing quite a bit which will cause the lighting to be constantly shifting and changing which I would personally find annoying. I'd go with something simple and subtle, but look at getting a tall standing lamp for the corner near the sofa (or possibly at the other end of the floating TV cabinet). In terms of warming up the apartment, I think you need something on the bare walls. A smaller picture above the floating TV cabinet will help to take the focus off your TV. A larger art work behind the sofa will also help to add some colour and personality, especially if it picks up some hues from your sofa. If you don't like the little Buddha statue, I would look at adding one or two other items that you do like (perhaps picking up colours from the wall art) and making a little vignette. A couple of colourful cushions and a storage solution for the wires, games console, etc on the floor would also help to bring everything together. Something as simple as a woven basket under the floating TV cabinet might help to keep the games console, etc in place unless it is in use.

I'm in New Zealand ( as a lot of you know ) and our rules are different , and will maybe act as a warning . Councils seem to be left-leaning , and therefore see anyone with property as a continual source of money . They make the rules with that in mind . Of course , what they don't seem to be able to comprehend is thaat every action has an equal and opposite reaction . Anyone subdividing an existing section or doing a subdivision has to pay a 'development contribution' . In most cities this is $50,000-100,000 . Per section/title . so they think they are hitting the greedy landowner , but of course , it is the person buying the smaller property that effectively pays this -- I don't think most councils can appreciate that . As a slight side issue , one large company has bought several hundred rural acres , and are trying to build their own town -- factories for themselves and support businesses , as well as shops and groceries and takeaways and gas stations and the lot . 1000's of houses to buy or rent or rent to own . And they want to pay for their own streets , and sewerage scheme , and power , and water , and parks , and upkeep . The council involved , predictably , has spent $10's of millions of ratepayers money fighting them every step of the way , changing the rules , all the usual tricks . So a tiny home here isn't classed as a caravan , it needs to have permanent water and sewerage and power , so , yes you guessed , needs to have someone pay a development contribution . It needs to comply with all the building regulations , so you can't have it for only 'summertime' use or similar . In Aus , you have a lot of areas that are effectively off-grid , because power and sewerage would be way too impractical , but here you cannot opt-out . And even caravans cannot be 'lived in' permanently , with the exception of some caravan parks , and I think even then technically the caravan has to be moved once every 3 months or similar . Park a caravan at your house , have the grandkids stay for 2 weeks , you probably get away with it . But have them and their Mum live there -- you then need to permanently connect it to your services , and , you guessed it , pay a development fee ! Same with mobile homes and the like . My mobile home I have had it deregistered , and re-registered it as a mobile office , in my businesses name . This is because Mobile Homes are not allowed to park overnight and be slept in , on the streets or carparks in most towns . Of course , if I got a ticket and disputed it , the relevant council may show local CCTV footage , or ask for an accomodation receipt from a nearby business , but at least it will tie them up in court for at least a couple of hours or more -- they probably have lawyers on the payroll , but if they are paying $300 an hour , plus 3 or 4 council employees time , plus the Judge and court people -- its cost them way more than the $200-500 fine . So long story short -- tiny homes are a legal nightmare in NZ , as is almost anything that doesn't look like a conventional house .

I’m glad you like it Irove. We have done similar changes to our house. -I’m not sure what your council will require in regard to your changes. Ours was only for the fitting out the supporting beam. Ours was supporting an upstairs area, whereas yours may only be supporting a roof truss or not. So I’d check that out first. Worst case scenario, you may need a supporting post. All of the work for this can be done by a registered carpenter. Get quotes! -There are kitchen companies that do flat pack kitchen but also offer the added service of an installer at a very reasonable rate. My daughter had her whole kitchen installed, including electrics and plumbing for $3500. They could also do your WIR and vanity downstairs and coffee bar.😜 -Downstairs, all the plumbing is already existing, you can work with this. Check with your local council about any certificates you may need. I am wondering if downstairs maybe on a concrete slab? If so, there is amazing work being done now with polished concrete. Check it out. Back to the bathroom. We bought all our plumbing fixtures and fittings on line for a fraction of the price that any bathroom company charged. We bought our tiles from a bargain tile place, (larger tiles are cheaper and quicker to lay and less fiddly) they suggested a tiler. We called in a plumber to fit out the bathroom. You will also need you carpenter to be involved in this. Get all trades together before you even start. Work out your plan, if you keep most of your amenities in place, it will make it cheaper. That doesn’t mean you can’t update them. Good luck, if you do go with this!
