Recommendations & what should I be paying. Stairs staining and robes

Hello Everyone,

Well my house renovation is almost done and I have two small-ish jobs remaining...

1. Staining the stairs...I have attached pictures below

2. build out he 1 walk in robe and 2 built in robes

- Walk in robe is 1909w x 3819l x 3300h mm
- Built in robes are 600w x 3437l x 2900h mm

I am trying to fathom what I really should be paying for these. Any advice would be appreciated as would a recommendation for a tradie/company.

assuming that you will be painting the walls i would allow at least equal to a large living area for co st of varnish and materials to do the stairs..it will be a fiddly job and to get the best result takes extra time and would be a shame to compromise on the quality of the finish although would n't be that difficult to DIY but would need lots of time for preparation for filling nails holes and sanding in between coats with at least two coats of varnish and i would allow at least 3-days labour and a there are numerous wardrobe companies in Melbourne so unless you want a high end custom finish a few quote will provide a base line to consider and/or test some of the online wardrobe systems eg IKEA or Kaboodle for price of materials and then add several days labour for assembly and installation and your builder should be able to suggest suitable options as it's often cheaper for them to organise these extras than to pay for them separately

As always OKLouise you come up with the goods.

Do you think it might be a good idea to paint the stairs rather than stain them? Opinion?

EDIT: Just to add...if we painted them, the stairs would be done in a Lexicon Quarter...just like the cornices, roof and timber work. This is against the walls which we have chosen in a Colorbond Surfmist.

Hi again CLP. I don't call myself a "Pro" but I do have my own company purchasing, renovating and selling or renting properties as well as designing for other clients. I have an architect and builder whom I have worked with for years and we pretty much have a lot of things down pat by now. I also don't like to be a naysayer on other peoples work, but with Two's Company's ideas just be aware, and picture in your head, that you will have to keep the door to the WIR permanently closed. That, or be looking into your wardrobe all the time. Also, there is no door to close from the WIR/bedroom. Again, you'll be looking into your wardrobe all the time and if someone is in there with the lights on while another is trying to sleep????? Nope. The other way also allows for someone to walk between the ensuite and WIR without disturbing the person in bed. It may be fine for you now, but what happens if one of you takes on night shift, or one of you has a baby to get up to in the night, or one on you is sick all night and the other has to work the next day?????? You also lose valuable wall space for shelves or drawers with that design (3 walls) Swinging doors need space to open out and with the placement of the door to the ensuite, the wall behind one of them becomes unusable unless you walk in, close the door, then go into the ensuite. Cavity sliders give you clean wall space for freestanding cabinets and you can suspend rods from roof rafters for your shelves with hanging rails on them instead of fixing to wall studs. The comment about not looking at the side of the bed is valid, however if the 'suite' door is moved down as I suggested, the bed, and bedroom, will only be seen by someone standing directly in that alcove/hall area and facing the room! We all have different ways of living and seeing a design on paper can look really good...........but you need to see it in your head. Picture yourself living in and using the space. If need be, set up boxes to something approximating the design and actually walk through it. Good luck!

May I suggest that you look up the NCC Volume 2 which specifies the safety design parameters for stairs and balustrades. Any new work done on stairs and balustrades must comply with the code. You need to look up sections 3.9.1 and 3.9.2 In summary, whatever method you look to you can't be able to pass a 125mm sphere through any part of the stair or balustrade. It also specifies the design parameters for wire balustrades to achieve the 125mm sphere rule. The design challenges for stairs are significant if you want the open back tread look. The easiest way is to install a block on the underside of the tread level with the back edge of the tread below. This way you can still have an open tread and achieve compliance. The harder problem occurs when using a wire balustrade and the resolving the gap that occurs between the treads and the lowest wire. I have seen several installations of late where the 125mm rule was very clearly not achieved. One was a very recent build and I'm still not sure how it passed the final inspection. The images from Miami Stainless show how this can be achieved. Clearly the best and most secure is the glass balustrade and the vertical bar balustrade. Good luck!

Dear Creatively Challenged , I can recommend Dulux Colour Consultants, I gave up after about 5 sample pots . At the time it cost me $150 and if I used dulux paints I could claim a full refund . That was 12 years ago . I didn’t realise at the time just how good they were , the colours are still in fashion but it’s ready for another paint job for sure. It was such a relief to have someone in who is trained and fully understands colours and fashion and what goes with what . I finally stopped stressing about it and got the job done ✅

Please excuse this quick dodgy recolour , but just wanted to show the difference some kind of contrast would add to the effect of the exterior. Whether it is painting the roof (because it is such a big part of the facade), rendering or painting the bricks or refinishing the windows in black or white, something to let the architectural features is the key to sprucing up the outside. I think someone mentioned adding a verandah too. That would depend on how much light already comes through the front. I can imagine one of the windows on the side being transformed into french doors leading to a lovely flagstoned garden. I love the black and white interior photos someone posted above too. anything to bring some contrast to all that mud coloured brick. What an inspiring project to have ahead of you, so many possibilities! I wish this were my little house :)))

Stairs are a heavy wear area, especially the treads and the handrails that get lots of human traffic. Your standard house paint will not be strong enough to resist the traffic and wear- and it will chip and wear within a couple of years. There are some much tougher staining products that are designed for stair treads that are much more resistant to hard wear.

The only good looking painted stair tread is a freshly painted one!

what are you using for the floors, upstairs and down?...it would be such a shame to cover up that new timber with paint and i agree that you need a more hardwearing finish on the treads although, if you have to paint anything maybe the newel posts could be white but the treads and handrails kept varnished timber?.. having just spent a few days varnishing some new timber i have to say that matt finish varnishing is much easier and quicker to achieve a good finish than paint and, when you have so much detail to choose, it's possible to later paint over varnish but challenging and expensive to remove paint
