A house in Penguin Tasmania overlooking the sea with privacy an sun problems using a dark neutral based film showing one sheet of glass done an one with out with the second picture showing the glare reduction on the floor as a comparison . This demonstrates little reduction in quality of views overlooking the sea but offers many benifits to the customers with out having to close blinds / curtains etc. The other two showing the full reflective film on a commercial shop front with views from both inside and outside as a comparison . ( please note; taking photos facing windows will often result in misleading picture quality due to any glare present , thus resulting in misleading darker looking window views than what normally results from using most tinted films .) The actual light reduction difference between these two films is approx 9% with the reflective being the darker of the two and comparable to a popular dark grey low reflective shade that's also widely popular . Any one requiring some unbiased comments regarding this subject are quite welcome to call me . Although I live in Tasmania , I do offer my services not only Australia wide but also overseas if the need arises . As to the life expectancy of these products . As these are manufactured world wide , the quality ( or lack of) plus the degree of experince and willingness of the installer to make sure they want to try an do a good job ; can make a Hugh difference to the last -ability . Hi Lyn, there are some good ideas above, however I mainly agree with the suggestions to live there for a while to get a feel for the site and to save some money for the renovation. My biggest piece of advice is to get a good designer involved when you are ready to renovate, as it definitely looks like one was not involved in the previous renovations! I see the main challenge of the new design when you are ready to proceed will be to tweak the orientation of the living /kitchen/dining zone - as the living room looks like it is currently on the south side of the house- to maximise sunlight, garden and pool views, and resolve the planning issues of the bedroom areas. And for when you are ready - and because I can't resist giving design advice - I would aim to relocate 2 bedrooms and your wish for a larger main bathroom - to the south living area. You could create a master suite out of a slightly shorter bed 3 and the current bathroom, with the current main bed reducing in size and becoming a walk-in robe. That way with a small tweak all the north spaces can become living /dining spaces, possibly moving out the middle glazed wall slightly . Double-glazed windows would be important to control noise on the main road side of the house. If you keep the kitchen and existing bathroom roughly in the same place and with 'middle' quality materials, it should be relatively economical to build the new walls and linings and remove the poorly-located ensuite, and you will have much better daylight and all-important connection to the garden and patio. However of course this is all budget dependant, and a good designer will help you manage your overall project budget and match it to your brief. Good Luck!

my suggestion includes rearranging doors so that the original bedroom door and short hallway can be used either as extra storarge cupboard or closed up and the extra space added to the wiw, bedroom entry hall is moved swopped between ens and wiw and an extra internal bedroom door can be included so that the hall entry to the ens can be closed off for more privacy and guests enter the bathrooom through the short hallway when needed..the vanity and makeup vanity are both 1200 x 500 with matching mirrored wall cabinets, make up lighting, a vintage chair and circular shower curtain would be nice features

please clarify the size of the windows and sliding doors.. your post says window is 160 x 66? and what are you aiming to achieve...we need to see floor plans and photos of the existing space to understand the problem better...will the curtain over the window be full length to match the sliding doors is the sliding door and window next to each other, separated by a section of wall or on different walls and do you want the curtains to block light or views or? and what sort of windows are they.. double hung, awning, sliding?? if there is a spearte window with as eparte patterned curtain and you want to increase black out property and keep easy access to ethe window i would widen the track and curtain as much as possible to make to make it wider than the window and add a separate lining curtain that can be hung off the same hooks as the patterned curtains
