Building a Home Design Dilemma Living Room

Awkward living room - furniture placement help please

Hello all, we are building freestanding 2 villas - one to live in. Due to council footprint restraints we will end up with a rather odd second living room in the one we plan to reside in. It is a ‘reverse living’ home with main areas upstairs. I am totally struggling with how I would furnish this if we have a (wall mounted) TV in this room....and welcome any thoughts or suggestion....Many thanks in advance.

Ahh, the dilemma of designing without thought of living.
Can you please add some key dimensions on the walls at the staircase. Are all Walls and window fixed now or is the design still flexible. Can the bedroom door Be relocated?

Its the second living so priority given to upstairs, which did mean sacrificing the second living space but we are ok with that.. The plan is fixed but Bed 2 door could be shuffled along. The ceiling height is 3m and the walls under each section of stairs are approx 1.8m long each. Facing window downstairs isnt a priority, rather just a sensible layout of a couch etc given parameters we have. Thanks for feedback/suggestions in advance :)

Hi, A good way to start is to draw a scaled floor plan of the space. When you see furniture that you like, you can then cut out; also to the same scale, the basic dimensions. This will make it easier to assess the foot traffic around the room and furniture layout. You may find a modular to big and limiting to layout. Maybe a sofa with 2 accent chairs (not necessarily matching) gives more possibilities. Also consider which direction the room is facing and what light it receives, this may also help with layout in terms of the TV, i.e will the sun shine making it hard to see the screen. Hi Kelly You have lovely colours and finishes in your home, makes for a great starting point. If your dining table fits in the lounge room with plenty of room then it might be an option. You could consider then making the front room a nice sitting area. If you are thinking of updating your main sofa to a corner type then maybe go for single chairs in the front room which you can anchor with a rug and round coffee table. See images below. Then to create a more formal entry way, separate the area with a bench seat that can (so it would sit opposite your built in at front door) then lay a hall runner between the two. A plant next to the bench would help screen between also. You could then replace the photograph with a mirror (possibly round to contrast with cabinets) and add catch all bowl for keys, sunnies, etc... By changing the entryway as you have, you have created a more expansive living area Congratulations Now don't box yourselves in again by only using the lefthand area of the new space! Have a round dining table with 4 chairs (and a couple of folding spares if you have dinner parties) Add a console or buffet cabinet on the wall opposite the kitchen entry Use a large mirror above that to bounce light from the balcony, as well as decorate the wall Wall C is a good place to wall-hang the TV, but put it closer to the entryway corner, so you can watch it from the dining table as well Enclose the TV in a built-in shelving system for added storage (can never have too much storage!) Place a modular unit at point A and B with a lovely big rug That will not feel too 'boxed in' Anchor that with 2 easy chairs that can move from point D to wherever you need them for any given occassion A large print on wall B will be a focal point for people entering the room Add wall decoration and living greenery Lovely! It is an awkward space for sure. I think the Xmas tree arrangement is best. I’d add sofa tables to bring the furniture off the walls and to give you somewhere kid friendly to rest a drink. Then maybe layer a colourful rug over the existing rug to add colour and give a focal point in the absence of a coffee table.

I think you need to change your thinking from 'living room', to 'generously sized entry hall' as you have so many doors and walkways through this space it's hard to imagine it will be a cozy TV nook. I would place a pair of comfortable armchairs towards the corner to the stairs with a round rug to help create a zone within the space, while still allowing a flow around the space for people entering the house. You might also have a side table and ottoman to complete the grouping.

consider alternate biws and lengthening the space under the stairs with a door for more storage but careful choice of a small lounge (1800 x 900), wall cabinets (total 2m x 300), small footstool/coffee table and armchairs (800 x 800) to make sure there is comfortable walking path across the room
