Comments (3)probably too late now but my suggestions include 1. exchange the glass slider in the laundry for timber framed glass door with venetian, 2. changing the internal laundry door position allows for extra storage, accessed from the hallway, while still allowing 2.7m laundry counter with space for a drop in sink, under bench basket, washer and floor standing dryer (very happy with this arrangement with wall cabinets and hanging rail) 3, reducing the depth of the pantry to 1200 and changing the pantry door allows better use of the space, easy access to set down counter for fridge and unloading groceries into the pantry, room for full size freezer and the space taken off the pantry is added to 4. bigger bedroom with smaller wardrobe and the re-positioned door gives more flexible use of the bedroom and extra storage from the hallway...BTW check out the good tax rules for owners who rent their homes for up to six years.....See MorePlease help me ensure that my bathroom renovation is correctly located
Comments (20)Oklouise, do you mean like doing a self contained granny flat but attaching it to the back of the house and using a deck (indoor/outdoor living) extension on the original house as the roof/ceiling to the granny flat? That is a good idea that I hadn't considered. I think I would have to make the ground higher because I believe the rules have changed regarding minimum habitable ground level since the original house was built. The inside walls of the house are 2.7 metres and so there may be some scope to step up to the deck addition (not sure how this would look though...not ideal). It could end up getting quite expensive doing the extra downstairs room as appealing as it sounds. Most additions that I have seen on Houzz appear to work out at about $3000 per sqm (a lot more than the $1500 per sqm that is often reported generally). I keep thinking of having the planned ensuite just a walk in robe in order to avoid having a deck backing onto a bathroom (and to keep costs down), but I doubt I would save much by not doing the second bathroom given that the plumbing for the second bathroom is largely just an extension of what is happening for the "main" bathroom....See MorePlease Help Relocate Our Tiny Laundry
Comments (17)@dreamer Ha, I was embarrassed by how messy this pic was, that's why I didn't put it in the initial post. Yes, the power lead is absolutely gone - we just moved in a couple of weeks ago and everything in the wrong place! Thank you for your concern :) I was pretty sure that the measurements didn't allow for them to be side by side, but I'm going to look into that. If we can do that with enough airflow underneath for the ventilation, that would be a good solution. The patio has a roof but the left side of the photo (where the very overgrown grass is) does get wet in rain, so not sure if the side by side machines would work for that reason too. @Kate Yes, it's exposed on the side. We just wanted to find a laundry solution at this time - we are also planning on updating the kitchen and bathroom this year, but had initially thought that we would do that by just updating cabinets/appliances (and just re-siliconing and freshening up the bathroom). We are not against a bigger renovation but obviously have some cost limitations and are trying to do what makes the most sense....See MoreKitchen location - floor plan help!
Comments (6)Base on your requirements, this plan would work and requires the least amount of structural alteration. It actually gives you a decent size kitchen. I have to say that oklouiese's plan is more common in new houses and is preferred by a lot of people. That said, new builds usually have a second lounge upstairs. If your measurements are correct, the kitchen against the back wall where the cooktop and fridge is going to be is 4079mm. Assuming you'll have a double door fridge, and a 600mm wide pantry. you still have decent bench space on each side of the cooktop. Assuming you need 1m walk way between each bench. Your island will be 2480mm x 1200mm which is PLENTY. (1.2m walk way is recommended but it comes down to personal preference and what is the most important to you.) Since the family room is not huge. If you want to use the laundry as extra pantry space it's really not that difficult to get to....See Morebellamercades
