@ambulastar1985 - The lack of insulation in Australian homes is indeed appalling. Coming from a European background where insulation standards are very strict (although they differ from one country to another), I fail to understand why Australia is so behind on that matter. We may not have much cold weather compared to Europe but our summers can be extremely hot and it's silly to rely solely on air-con to regulate temperature. So much energy (and money!) could be saved by just planning the house and insulating it properly to start with, without affecting much the initial cost or construction time frame. In France - which is definitely not a leader in environmental matters! - these days, when selling a house, you have to get an expert to estimate how energy efficient your home is and to indicate the energy rating on the ad and sale documents. Houses that are not energy efficient sell for less and can also be taxed at higher rates by councils. It's been a great incentive to get people to think twice when building and/or renovating.

Hello Fianou, Congratulations on your charming home. I think it has so much potential. I love the idea of teal, it is fresh and welcoming. I was thinking to give the home some street appeal and to also make it extremely functional. I would see if you could afford to put a wonderful wooden deck out the front, and then I would have window shutters painted teal placed on either side of the windows to give it street appeal, if you could afford to paint the brick I would paint it in a happier white tone with the blue accessory trim on the shutters on each window and also on the roof trim to tie it all in. On the deck I would have flower boxes painted in the same teal colour or whatever colour you choose to link in the whole story. I can see it can be so sweet and charming and a real place to call home. The timber fence at the side would also link in with the decking at the front. Jessica Craig, I thought you might like to know this. When my daughter was a baby and I took her for swimming lessons, I met another wonderful Mum Wendy and her daughter, Sophie. Sophie's father had recently passed away and so Wendy was trying to adjust to the hand that fate had dealt her. They had not long purchased their house too. We have remained very close all these years and I can report that both Soph and Wendy are a force to be reckoned with. Sophie (now 15) is a talented singer, is doing well at school and has oodles of personality. Wendy is studying online and working towards fulfilling her dream of one day writing a children's book. The house has been renovated and is a very warm and welcoming home. It has not always been an easy road as single mum for Wendy, but it continues to get richer as the years move by. I hope that in some of your harder moments, this may bring some small level of comfort to you.

DB.....A LOT of ideas and advice flying around here.......skimming through I see you are endeavouring to establish a basic concept for a designer/architect to consolidate for you, which is great.......whilst you may think this is a logical approach to achieve the best outcome, you are arguably just throwing around random ideas rather than properly resolving/focusing on the critical aspects ........my advice is do this: firstly clearly ascertain two things on paper, not in plan or building format but in writing...that is 1. List all your requirements/needs/goals and 2. Nominate a budget. Next, identify/research a logical local designer/architect option and approach them with this information....A designer's job is to come up with an appropriate concept/solution that best balances your requirements, aligned with a budget and of course make it viable within context/site. Sure, you want a cost effective/modest result, that's fine, and that will influence the solution, but as a general comment it feels like there is massive potential being missed considering the site..it dens;t necessarily have to be that big or fancy, but you have to put the EXPERIENCE of the home front and centre of the process, and not just think of it as a kitchen or whatever laid out this way or that ....This is about an amazing site and the living experience of that and the design should be based on this and bring together your specific requirements elegantly balanced in context......The issue I have scrolling through all this is that you have all these almost disconnected ideas of building form, but you have this incredible site....... the process of resolving the spaces ideally needs to develop from cues of the immediate environment/site in order to make the most of it since you are pursuing a customised solution.....agree with MB, every project has a budget and ultimately from experience this is in general the ultimate/overriding constraint. This project could be anything upwards from $500K and it will come down to the working out how far you want to take it, and what your priorities are over various levels.......this one has seriously significant potential -make sure you make the most of it as you're truly fortunately to have this opportunity to build a home for you and your family to enjoy there.......best of luck :) PD
