Comments (20)oops with the diagrams.. Note that the "shed like" part of the extension joins onto what must have been the original lean to that extends all along the original villa part. Note the pillar in the living area, that is structural. Another strange aspect is that the toilet juts out into the open plan space ( I think that could be remedied with $$s and it could fit into the main part of the family bathroom by taking out the old corner spa and putting in a smaller freestanding bath for example) . By the way, the "retreat" is actually a courtyard that could be a nice feature if properly landscaped etc. A new roof (to get a new roof line) might work on the shed like part, but the walls around the west and southern perimeters of the space are just windows/doors so I don't think they could support the weight of a "proper" roof rather than glass? Comments (32)You are most welcome, I have always said that I haven't been put on this earth to "Hug" toilets, so I'am wondering who is going to clean all of these Bathrooms. Our two kids a boy and a girl had the upstairs "apartment" which they and all their friends loved. I have added a timber stair case for fun, there's plenty of space but you will need to decide what you want to do in the attic and place the stairs to open up into a tall space. I have also turned one of the ensuites into a powder room. Your Jacaranda's only drop once a year!, you used to be able to trim them by 25% each year, you would need to check with your council, we were on the lower North Shore, I think you should consider the patio side of the house and make better use of that, is the front deck something you plan on adding because of aspect, and plant some tall growing hedge ready for the apartments. Our kids Attic desk/study space over looked our pool in the rear garden. With respect to using the formal rooms for bedrooms, you will find that once you have your large family/alfresco and the kids have their upstairs space if you still feel you need it, it would make a great office. You spend most of the time there only using only using the front room in the evening for watching movies etc. I have had another play with my floor plan, I think if your wife sees this you may be in trouble, it's a Master Suite, the free standing bath in the window alcove with white timber shutters for sun and privacy control..... Iam' adding a couple of photos of our old Federation which wasn't protected, when we sold it the new owners removed all of the Fret work & posts replacing them with simple timber posts. The front rooms which we didn't use very much once we opened up the rear rooms into a family area. Comments (34)Hi everyone, thanks for all your contributions. Siriuskey, really love that floorplan. To be honest, we came up with a similar floorplan where the kitchen, dining and living were all lined up. However, with 10m in length, my partner and I couldn't see it all comfortably fitting without us feeling too cramped. What measurements did you leave between kitchen bench and island, dining and living area? Our current living area is only 4m x 4m and we already feel that it's a bit cramped, let alone our plans to have kids in the near future where we are hoping to use parts of the living area as the play area (either in front or beside). Using your floorplan idea, I've come up with a slight alternative. The kitchen/dining area is approx. 7m long and living is 9m long - saving us approx. 2m x 10m of internal space when compared to our original final. I've moved the bank of pantry cupboards so they extend along the west boundary where the dining is. Gives us a living area of about 5x 6.5m with the proposed smaller study. I like that the kitchen is now closer to the deck with the north sun coming in. I don't like that we lose a WIP as we love the idea of hiding all our appliances in one. Not sure how much this floorplan will save us in build cost. If it is significant enough, we would be willing to compromise. I've sent the floorplans to a couple of builders to try and get a ballpark figure. In the mean time, what do you guys think of the alternative floorplan?
