Why is it that the people who play guitar must have three, four or six guitars!!?? Never just the one!!!

I love the way the "thought" goes into positioning of things: ie that heater takes a corner in the room where furniture placement would be ideal. Doors, stairs, slider to balcony, doors to l'dry and kitchen: sometimes these spaces really need traffic lights!

I would go for a minimal few really good quality pieces and introduce more bright colour than the pictures show to combat the dark bricks.

Thanks Margot! haha well there are 2 of us who play- and it's good practice to bring more than 1 guitar to a gig in case you break a string during a song. So there's justification for 4 already--- as for the other 2, we each have an acoustic as well :)

Yeah, the heater drives me insane because I would love to use that corner for furniture. Thanks for the tip re: bright colours, I do want to be careful about it getting too dark in there.

Ditch the heater. It looks old and if poorly maintained could be dangerous. Put something in that is more efficient in a better location

I can see a few options .

I know you said about having friends for dinner , but how often would that happen ? Why I ask , is where the dining table is now , on the tiled area , one option may be a breakfast bar -- being that you are renting , you could probably even find a taller industrial type 'hall' table , and 2 or 3 bar stools . You may even be able to put a TV on 'that' wall ( although I suspect there isn't aerial or power given the approx age of the property ) , which means you could put couches and chairs around 2 1/2 of the other walls , a coffee table or even two for informal dining and some books , even a work desk on the 'white' wall , and some larger bright abstract pictures , maybe a leafy potplant or 2 in brightly coloured glossy pots . . . . . . . . you get the idea .

Another option may be a large wooden ( real wood ) tv / china cabinet along that white wall , I had one that was nearly 4 metres wide and 2 1/2 metres tall with nice leadlight doors ( admittedly 20 odd years ago ) -- you can fit a flat screen tv and DVD and all sorts of colourful nic-nacs , and still be 'sort-oif' mid century look . Then couches and chairs in similar placings to the ad photo ?

Just a couple of thoughts .

As you haven't supplied any measurements, it's a little hard to gauge the correct size of the lounge etc, however, I would definitely take the dining table out of the lounge.

Like oklouise, I would set that up in the kitchen area. I would opt to place it hard against the laundry wall and pull it out into the kitchen when it is required. I would also opt to have a narrow table that could be lifted to become fullsize.

How friendly a terms are you on with your landlord?

I would be putting a good case forward to him/her to install a heat-pump high on the wall above where the dining table is in your pic. There looks to be an area outside the WC wall to place the outside unit and it would be very easy to duct through to install the inside unit.

While at it, get the heater taken out. Hopefully, the landlord would be able to see that a heat-pump would be cost effective whilst freeing up the corner for you. Do a little research beforehand.

I would put the TV, and other lounge cabinetry on the white wall that backs onto the kitchen and if possible, around the corner slightly, where the heater is.

That would free up the remainder of brick wall that has no window on it, for you to arrange your seating.

As already suggested, I would also set your guitars up near the base of the stairs.

Thoroughfare from the entrance, to the stairs, to the outside and to the kitchen and bathroom needs to be an uninterrupted flow.
