Comments (11)Depending on your budget and how much structural work you want to have done, you could keep most of it the same. But you would loose your meals room. extend your laundry to the door of the meals room, turn your laundry side ways this will give you access to the out side, on the other side of the laundry extend your wall pass the internal door of the meals room to create a walk in pantry, extend kitchen gallery to laundry and pantry, open up internal walls of kitchen to living room and dinning room creating a beautiful Island bench looking into living room. open up external dining room wall for sliding doors to bring the inside out. because there is a walk in pantry there would be no need for upper counters so u could also have a bar at the kitchen window on the outside. Doing it this way you would save a lot of money not having to move plumbing and electrical in the kitchen. People's priorities are different so it's difficult for me to put myself in the mindset of that type of block in the first place and what I might do with it won't necessarily help you. I think everyone has given you some useful things to think about and then you need to decide which of them are relevant and important to you. "Do you think the afternoon sun will still come through the master’s Sliding door? I was thinking the alfresco roof would be able to block the sun. But I may be wrong." The sun won'r reach the window as early in the afternoon. We have a similar west facing window and we thought the wide roof over it would solve the problem there but it still gets late afternoon sun, which is lovely in winter but horrible in summer. We do not have a neighbouring house close to it though so it might depend on how close your neighbouring house is. It might be that there is not very much time between when the sun comes in under your roof and when it goes behind the neighbouring house. It also depends on what you plan to do with the garden. Deciduous trees in front of west facing windows can provide winter light and summer shade. But if you don't like raking autumn leaves or you want a lawn then that solution won't suit you. Something else to think about is what is on the other side of the fence. You might not want your bedrooms right next to where neighbours have their outdoor entertaining area. Comments (49)This being a renovation and depending on budget for this I have reworked the existing floorplan without pushing the kitchen wall out in line with the family room. Also without knowing the aspect of the house and surrounding outdoor spaces apart from the Entrance, deck and carport. You mention wanting a 3rd bedroom which is a great idea but using part of the family for this closes the other part of the room in plus a minimum size should be 3m x 3m. I suggest that the living room be marked for that purpose, I have added a powder room off the entrance taking space from the living room but you could use some of the 1700 wide entrance space combined with some living room space. Changing the current sink area into the laundry behind sliding/bifold doors, still enables you to keep the existing window to save on cost, if you wanted you could turn that into a highlight window to allow for tall broom and wall cabinets below it. The door into the kitchen should be glass or have glass panels The large island 2000 x 900 has 3 x 600 drawer units plus a 400 slide out rubbish unit., With this floor plan you end up with a large kitchen dining family room filled with light which you can add a study desk along the dining wall, The other suggested study desk is within the existing living .
