Comments (4)Generally, I find it commonplace that approximately 10% of your properties value is a maximum figure to not over capitalize, however above and beyond that doesnt factor in personal choices, like upgrading to a specific stone or appliance to suit your needs or wants. These things I would weigh up depending on how long you plan to live with the kitchen, and if it will be a long term ownership or short term with potential to sell with profit. You can easily send off a benchtop plan to any benchtop fabricator or even a st e mason and ask them to quote, just include walls, and indicate exposed edges of the bench so they include a polish cost, and any cut outs indicating your ski or hotplate etc. Where possible, note your stone colour choice for accurate costing, and then ask your cabinet maker to quote Benchtops separately, this way you have disclosed the biggest cost and decide to get it where it works for you....See MoreHow much should a new kitchen cost?
Comments (1)thanks for your information which complies with our recent experience ..our mid range kitchen was just over $40,000 with custom designed cabinets to suit specific personel needs, mid range appliances and basic laminates...stone benches for my kitchen would have added an extra $7000 but i chose the custom sized cabinets and extra shelves in all cabinets...: so much detail to consider...See MoreHow should I style my entry table?
Comments (49)Personally if I were to put a runner down the area I'd keep it either plain or a very soft muted colour palate maybe with the grey and natural colours as right now it looks quite classy so you don't want to make it to bold or in your face just soft and calming for the area to enhance it all as one look. Comments (64)Hi BC, I thought to throw a few more ideas at you before getting trades in as OK suggested, you might find something in all suggestions that appeal to. I personally don't think it a good idea to have a combined laundry kitchen in a house, it's something that you relate to apartment living, that's why I have previously suggested that you might consider opening the laundry from the bathroom, which then gives you another wall in the kitchen space. The kitchen is small and I was going to suggest the you have a 900 glass cook top that can be used for extra bench top. This new floor plan keeps the laundry where it is with staked washer and dryer and sink which can be used for cleaning large pots. I have drawn a galley kitchen with the cook top/oven on one side with the fridge sink and DW on the other, for prep and cleaning up. I have also added a sideboard.bar/desk facing into the living room, these cupboards backing up to the kitchen cook top on the other side could be used for the load bearing wall. Where I have marked the wall oven would be bench top as you have now mentioned not wanting that, the microwave can be mounted in the wall cupboard next to the cooktop where the wall oven was marked. The wall units could go to the ceiling or have a bulk head above them I have drawn the kitchen as a galley as the distance between bench's is too wide, 1200 is as wide as you need...See Morelegendaryflame
