How many bedrooms? Could you sketch the layout? I think there's a point at which the size and functionality of an en suite makes it debatable whether it is an asset to the property or not. A tiny basin like in the photo and lack of wall space for towels rails is a negative for me. If the house is three bedroom you don't need two baths and you might not need two showers but a separate powder room can be useful when the bathroom is in use or for guests to use without the residents having to move their toiletries and wet towels out of the way. So I was thinking would a two way bathroom including a toilet and a separate powder room enhance the spaciousness without the downside of 'only of one bathroom'? If the house is four bedroom then I think it becomes more important for it to have both a bathroom and an en suite. I agree with georgi02 about clean lines and clever storage to make the most of the space.

Moving the niche is not an option at this point. But I do have a question about the niche. My tile installer wants me to consider using the gray tile (same as the floor) on the inside edges of the niche. This is because the wall tile is glass and imperfections in the glass (from cutting it) will show if the glass tile is on the inside edge. How do you guys think that would look? I tried to find photos of a niche where the wall and back of the niche were one color, with the sides being a second color and I couldn't find any examples. Has anyone seen that?

for ventilation into the bedroom isn't there a wide highlight window above the bed already?? you only need an air gap on both sides for cross ventilation as there's the window above the bed and two doors into the bedroom (and the windows in the wiw and ens) as well as the balcony doors and you think you need an extra door? if you look closely at the plans you will see that the bedroom door opens without blocking the entry to the wiw which leaves about 2300 for the TV wall (don't forget the framing) and if you subtract an extra door you lose about 90cms off the tv wall as well as reducing the storage walls in Kate's plan by about 2m (ie the L shape corner of the wiw) and/or lose a second vanity and add a second doorway into the ens in my design and it doesn't function better and the balcony door should be narrower to allow for curtains to be pulled back to at least one or both sides and the opening to the balcony door is also on the wrong end so curtains will be bunched up against the TV when the curtains are open but assume you wanted the doors to be that wide for a reason?? but, long after we've become used to the look of a space the way it functions will either please or drive you crazy and we all wonder if we should have done it differently..
